Prologis is seeking a Director, Development for our Northern California (Bay Area and Central Valley) markets. This position takes responsibility for managing development activities for land and building developments including site pursuit, land due diligence, entitlement, design and construction of industrial / warehouse facilities (both speculative and build‐to‐suit) for ground-up projects in those markets.
The position requires a high degree of energy, enthusiasm, outgoing personality, technical competence, and professionalism. The position is preferred to reside in our San Francisco, Fremont, or Tracy office and interact daily with Prologis development, deployment, and leasing teams. The position reports to the VP – Development Officer.
Core Responsibilities:
  • Respond to build-to-suit or leasing RFP’s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
  • Hire and manage design professionals and consultants
  • Effectively communicate prudent information regarding project status to team members and senior leadership throughout the company.
  • Regulate on-site inspections of progress, safety & quality
  • Lead construction bidding, award process, and contract negotiations
  • Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.
  • Develop, tender and manage a variety of sizes of projects ranging from $100,000 to $250,000,000+ in development cost.
  • Ensure customer satisfaction and exceed customer’s expectations on each project.
  • Lead a team of consultants and contractors to obtain the regional capital deployment goals and objectives.
  • Lead project municipal approvals process from acquisition and entitlements through project permitting
  • Schedule, budget and plan development
  • Responsible for driving the on-going innovation and initiatives
  • Manage procurement of project permits and approvals
  • Partner with the Investment Officer in evaluating land and building acquisitions and dispositions
  • Coordinate and monitor every facet of the development process in projects that are assigned, including:
    • Partner with the Investment Officer in evaluating land and building acquisitions and dispositions
    • Hire and manage design professionals and consultants
    • Schedule, budget and plan development
    • Lead project municipal approvals process from acquisition and entitlements through project permitting
    • Provide conceptual and pre-construction estimating for all aspects of development
    • Manage procurement of project permits and approvals
    • Lead construction bidding, award process, and contract negotiations
    • Regulate on-site inspections of progress, safety & quality
    • Lead role in project closeout
    • Effectively communicate prudent information regarding project status to team members and senior leadership throughout the company.

  • Monitor trends in the local construction market including pricing of materials and labor.
  • Develop budgets, define risks and track costs, both hard and soft costs for land, infrastructure, and building construction for both build-to-suit and speculative developments.

  • Computer proficiency: MS Project, Google Earth, Bluebeam (in addition to normal Microsoft tools). AutoCAD/BIM desirable but not required
  • Ability to travel up to 20% of the time within markets.
  • Experience in local industrial development, land municipal approvals, and construction.
  • Experience with one or all of the following products desired: industrial, infill, data centers, mixed-use, life science and multi-phase development.
  • Large, complex, and diverse project experience required. Program management skills
  • Self-motivated and ability to adapt, multi-task and prioritize with minimal direction.

  • Highly analytical, detail oriented, and well organized.
  • 8-plus years of experience in a similar role working in the field of Civil Engineering, Architecture, or Construction Management.
  • A professional license (Engineer, Architect, Contractor etc.) is desirable but not required
  • Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural) is desired, but not required.
  • Excellent written and verbal communication skills, with effective public presentation abilities
  • Project management experience with a general contractor preferred.
Hiring Salary Range of: $170,000.00-$185,000.00. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
