The Director of Residential Operations is responsible for the overall operations, functionality, and quality control of all of our luxury New York residential portfolio.
As a Residential Operations Director, you will be working with the CEO & EVP of Residential to provide direction to your respective property management leadership teams and will be responsible for the residential portfolio’s overall good standing — which include an emphasis on customer service, employee performance, and the maintenance of facilities and utility conditions across all residential properties at a very high standard.
You will direct operational and maintenance initiatives throughout your portfolio, showcasing The Moinian Group brand each and every day by thinking like an owner and ensuring that your team members have the resources they need to be successful and to deliver on our resident commitments, to continue and elevate the high end luxury nature of each property.
Key Responsibilities:
- Monitors all building work orders and the timely resolution of related tasks, as they are assigned to operational staff
- Structure and assist with the implementation of a preventive maintenance program
- Monitor the performance of the portfolio, people and functional groups. Understand financial statements and property metrics to assess portfolio performance and drive business results.
- In partnership with Resident Managers and Property Managers, supervise and coordinate contractors/vendors/suppliers
- Ensures building mechanical systems, HVAC equipment, and fire systems are functional and in accordance with all applicable governing regulations
- Oversee a staff off 100+ employees, including Resident Managers, Concierge, Porters, Handymen and Painters
- Play a key role at portfolio meetings, presenting information pertaining to goals and/or results and employee recognition.
- Owns the supervision process of all building inspections, violations and corrects deficiencies and follow-up
- Prepare and assist Executive Vice President in preparing the annual budget and make recommendations regarding the operating plans and capital improvement projects for each property, monitoring budget compliance and operating plans throughout the year
- Review and approve reports from properties including payroll changes, payables, and status reports. Approve purchase orders and invoices as necessary.
- Perform duties normally associated with a supervisory position, such as hiring, training, coaching, workforce planning, performance management, salary administration, disciplinary counseling, and termination of subordinates. Maintain an open-door policy to address employee issues and concerns.
- Oversee the administration of all maintenance and leasing activities at the properties. Conduct property visits/inspections and provide direction on operations and resident issues. Interact with residents to resolve escalated customer service issues.
- Oversee the purchasing function for various categories of goods and materials, in addition to inventory control
Requirements:
• BA/BS degree strongly preferred
• Relevant industry designation (CAM, CPM, etc.) and active involvement with industry associations a plus
•10 years+ of operational experience in the New York high-rise and mixed-use (retail) space highly desired
• Minimum of 5 years overseeing complex projects within the high-end residential arena
• Demonstrated leadership abilities with teams and peers, strong personnel management skills, and excellent communication skills required
• Strong understanding of financial statements and property metrics used to assess portfolio performance and drive business results
• Prior experience building and managing large teams and providing direction to help those teams achieve goals and operate cooperatively and cohesively.
• Proven performer with a reputation for results and attention to detail.
