Director Of Residential Leasing

We are looking to hire a high-level Director of Residential Leasing for one the country’s most premier luxury multifamily portfolios. Strong organizational and interpersonal skills, and a strong ability to manage a robust team and strategize their direction and goals. Candidates must be team players who take initiative and are detail-oriented, with proven talent in problem-solving. Strong communication skills are also essential.

:

· Supervise all residential leasing efforts, marketing and brand positioning, and maintaining best practices across all rental assets (~4,000 units under management)

· Lead leasing initiatives to reach leasing goals.

· Hire, mentor and train leasing staff to obtain maximum revenue performance.

· Strong knowledge in leasing and related technologies, platforms, and software to enhance all aspects of the department

· Provide required reports related to the leasing metrics and analysis for assigned properties.

· Shop competitive properties to generate and maintain competitor analysis reports advising upon market trends.

· Coach leasing staff on customer presentations, touring experience, and application process to increase conversion rates.

· Manage the process of gathering and reviewing required documents, conducting background checks, income verification, generating leases, preparing lease files for accounting, and collecting checks.

· Approve and constantly update pricing across portfolio based on market demand for both renewals and vacancies.

· Implement lease renewal and resident retention programs in conjunction with property management staff.

· Follow up with customers and outside agents to ensure all leads are actively pursued.

· Review all ILS listings daily to ensure accurate and current information.

· Work in tandem with marketing team on appropriate marketing strategies and maintaining social media program.

· Develop informative leasing presentations catering to resident needs and concerns to increase resident satisfaction.

· Assist in organizing resident events.

· Liaison with external brokers and local competitors to build up Moinian residential brand.

· Review aged vacancies and walk units to ensure market ready apartments and models.

· Collaborate with predevelopment team on design, layouts and programming for future properties.

· Experience in launching new luxury residential developments at scale to achieve optimal lease-ups.

· Manage Customer Relationship Management (“CRM”) software.

· Assist ownership with special projects or daily tasks as assigned.

Job Requirements:

· Minimum of 5 years' residential experience in new developments or residential leasing/sales within the New York market

· Minimum of 2 years' experience in a management role

· Strong ability to interact successfully with potential residents

· Strong reporting and analytical skills

· Asset Management experience highly desired

· Previous exposure to Yardi and Salesforce a plus

· Ability to multi-task, prioritize and be flexible with changing business needs in a team environment

· Excellent written and verbal communication skills

· Proficient in Microsoft Office Suite, with an emphasis on Excel

· Must be detail-oriented with excellent organization skills Ability to interact successfully with both internal and external customers at all levels

· Deep knowledge with all the leasing tactics and tools available in the market that aid in leasing initiatives
