Primary Purpose
Independently perform intermediate-level maintenance, troubleshooting, repair and/or upgrading, COCC’s facilities, equipment and fixtures. Ensure timely completion of work in accordance with accessibility, health, safety, and building codes and trade standards. Duties may fall into a variety of trades including carpentry, painting, plumbing, HVAC energy management, and electrical systems. Coordinate temporary workers assigned to related projects and work requests.

Essential Duties and Responsibilities
Carpentry, Painting, Remodeling, HVAC , Electrical, Plumbing
  • Painting/Flooring: Apply coating materials such as oil-based and water-based paints, varnish, lacquer, epoxy, sealers, and primers, by brush, roller, and/or sprayer. Patch walls, tape, coat drywall, and sand surfaces in preparation of painting. Sand and/or power was surfaces for interior and exterior floor repairs/replacement. Install LVT, VCT, marmoleum, and carpet squares/sheets in offices/classrooms/hallways.
  • Perform standard intermediate-level preventative and immediate maintenance on building systems, plumbing, electrical, mechanical, control systems, and related components. Positions may be assigned to specific trades and/or duties within the following areas:
    • Carpentry/Structural: Replace interior ceiling tiles, repair leaks/cracks in the building structure, repair a variety of wood fixtures. Install interior facility; signage, shelving, whiteboards, corkboards, chalkboards, and large pictures, etc. Frame walls, doors, and ceiling, and assist in remodel projects.
    • Electrical: upgrade Fluorescent and High-Pressure Sodium lighting with retrofit LED lighting, including bypassing ballast, repair/replace lighting controls and receptacles. Assist Electrician with maintaining/repairing/replacing electrical equipment and systems including, connections for electric machines, switches and controls, fuse boxes, breaker panels, distribution and instrument panels.
    • Plumbing: Open blocked drains, repair or replace leaky faucets and seals, replace toilet seats, repair auto-flush toilets and auto sink faucets, monitor sewer lines with line camera for cracks and root penetrations. Assist plumber in pipe repair and installs.

    • HVAC: Assist HVAC Specialists to repair, replace, and troubleshoot HVAC systems and equipment. Including repairing zone valves, pumps, pneumatic or electrical controls devices, fans, belts, and dampers.
    • Doors/Windows: Replacing, adjusting or repairing door closers, hinges, locksets, panic hardware, ADA compliance, and rekeying locks. Repair windows and screens. Repair a variety of wood fixtures.

Support/Administrative Functions
  • Be a point of Contact for Contractors – describe scope of work, provide documents/supporting information as needed, and monitor progress for the duration of the project.
  • Respond to emergencies both during and after hours to ensure the safe and operational condition of equipment and buildings, and an environment conducive to quality instruction. Assists with snow removal tasks including; snow and ice removal, systems and equipment checks, and provide additional support as needed to other Campus Services departments.
  • Perform semi-skilled duties related to other maintenance trades and/or assist other maintenance staff in the completion of larger and more complex assignments.
Equipment
  • Maintain and repair all equipment used in completing projects and repairs.
  • Research and maintain current knowledge of new technology and availability of latest equipment. Identifies and purchases required parts and supplies.
  • Operate skids steers, tractors, plow trucks, backhoe and snow blowers to provide support during snow removal season.
  • Routine use of scissors lifts, forklifts, boom lifts, scaffolding and single person basket lifts reaching 50 feet above the ground.
  • Ensure safe access in and around all work areas.
  • Perform planned preventative maintenance work utilizing CMMS; maintain and record maintenance data
  • Routine use of stationary power tools in a fabrication shop such as welders, drill presses, cutting torch, grinder, and small hand tools including; cordless drills, reciprocating saws, circular saws, etc.

  • Knowledge of state, local and Federal laws and building codes, fire, environmental, ADA and safety codes relating to building construction and the trades.
  • Ability to read and interpret blueprints, plans, drawings and specification requirements to install and repair building systems.

Ergonomic Requirements
This position works a regular schedule Monday through Friday. Hours are determined by the supervisor based on business needs. Some flexibility and/or overtime may be required. Work involves extended standing with lifting of objects from 10-50 pounds for 15 percent of the time. An additional 10 percent of the time is spent lifting objects over 50 pounds. Operates demanding equipment. Health/safety exposure includes noise extremes, ventilation extremes, bad weather, safety hazards, and contamination/exposure to disease or toxic substances. Work may involve recurring late/early hours (less than four hours per week). Work may be performed on all campuses and associations.

Computer screen is used less than 25 percent of the time. All individuals are required to be able to perform the essential functions with or without reasonable accommodation.

Minimum Requirements
Education
  • High school diploma or equivalent
Experience
  • An equivalent combination of education or training, or an Associate’s Degree, in the facilities maintenance trades may substitute for two years of the required work experience
  • Two (2) years’ experience in facilities maintenance or repair in one or more of the following trades; carpentry, roofing, flooring, windows and doors, electrical, HVAC, plumbing, painting, or other experience working with contractors.
    • An equivalent combination of education or training, or an Associate’s Degree, in the facilities maintenance trades may substitute for two years of the required work experience
  • One year of experience in any combination of the following:
    • Project management/coordination
    • Working with outside contractors/vendors
  • Project management/coordination
  • Working with outside contractors/vendors
