Experience in management of multiple sites

Proven experience in strategic planning and property management.

Update property management policies as required.

Oversee the Property Management Division and collaborate with leadership contributing to property portfolio growth.

Comprehensive understanding of legal and technical aspects of property management.

Experience in managing commercial and STR properties.

Experience with property management software

Analyze and evaluate personnel needs throughout the region, including management, leasing, and service personnel. Serve as final authority for hiring decisions.

Train Community Manager in sound fiscal management and fiscal responsibility.

Provide Community Managers with direction to achieve financial performance goals; actively maintains budgetary control and restraint.

Hire, train, and mentor Community Managers in all aspects of operations.

Review/approve salary adjustments from on-site personnel, upon recommendation from Community Manager.

A minimum of five years' experience of multi-site operations and or property management experience.

Achieve the highest possible portfolio net operating income through implementation of effective cost control and revenue management programs.

Supervise and lead the Regional Managers in your assigned portfolio.

Along with the Regional Managers, develop an efficient and coherent process to organize and support the properties in the portfolio.

Previous experience in property or apartment management

Strong computer skills to include property management systems and MS Office

Financial management including managing to a budget

Experience interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; addressing complaints and resolving employee relations issues

Oversee and manage the day to day activities of multiple properties

Identify property maintenance requirements, solicit, review, negotiate and execute maintenance contracts

Develop and manage expense budgets

Manage the centers within the approved budgets

Oversee, manage and budget Capital Expenditures

Manage and mentor Assistant Property Managers

Demonstrated ability to effectively communicate and work with management, peers, and subordinates.

Supervise and manage the start-up of all operations in conjunction with the VP, Property Operations.

Ability to effectively and successfully handle stressful situations and manage multiple projects simultaneously.

Working knowledge of multi-family or student housing industry strongly preferred.

Assist assigned properties in managing budgets and controlling expenses effectively.

Lead the development and creation of the annual comprehensive business plan for assigned “under-construction” student housing assets.

Broker or salesman license as required for property management in the state were business is transacted

Ability to effectively resolve situations or complaints from clients, tenants, employees, or management

Create and maintain client relationships maintaining trust and confidence in Avison Young’s capabilities.

Manage, recruit, lead and mentor the markets REMS team driving Avison Young’s culture and advancing the teams opportunities

Provide the ability to delegate and communicate property management methods along with the ability to problem-solve issues.

Strong customer service orientation and managerial skills.

Bachelor’s degree or job experience may substitute for degree

Certifications Preferred: ARM, CAM, CPM, CAPS.

Good communication skills, both oral and written.

Advanced math skills and office and computer skills.

If applicable, attend Service Provider blended management meetings as a liaison for ownership.

Regionals Managers are responsible for reviewing and approving all initial leases and first-year tenant recertification files.

Performs any additional duties as assigned by the Director of PMO and Executive Management.

Must have experience in working with Housing Finance Agencies and understand the purpose of MSA and regulatory agreements,

Implement systems and establish performance goals for the managers and their direct reports.

Regional Managers will be required to enforce all procedures for selecting vendors, including bids.

This is a remote position supporting the Eastern US territory.
