Summary
The Regional Director, Property Management is responsible for assisting the VP, Property Operations to ensure and improve the performance, productivity, efficiency, and profitability of departmental and organizational operations.
What You’ll Do:
- Ensure assigned properties are meeting expectations to provide an outstanding customer service experience to all current and potential residents, parents, vendors, etc.
- Provide key input and decision-making support to other executive team members.
- Maintain ongoing analysis and process improvement strategies to maximize revenue potential and ensure effective and efficient execution of tasks at all times.
- Supervise and lead the transition from temporary leasing office to clubhouse office space.
- Assist assigned properties in managing budgets and controlling expenses effectively.
- Conduct owner inspections to ensure a high-caliber delivery of the constructed property.
- Supervise and manage the start-up of all operations in conjunction with the VP, Property Operations.
- Direct and oversee assigned property maintenance operations on site to ensure preventative maintenance and capital improvements at all company owned and/or operated properties are executed in accordance with company policies, procedures and in support of the company’s long-term planning.
- Identify temporary leasing space in conjunction with development, coordinate with design and construction on the opening of the office, and identify potential staffing recruits from early shop of competitors in area.
- Coordinate with internal business groups (development, design, and construction) regarding all aspects of the new development.
- Communicate effectively with all internal business groups throughout the entire construction process.
- Coordinate the staffing for punch inspections in conjunction with the construction schedule.
- Attend and participate in on-site monthly meetings between construction and property management during property construction to ensure all internal business groups are represented and communicating clearly.
- Direct and oversee Managers at all assigned properties and ensure properties are performing daily operations in accordance with established best practice standards, quality expectations and company policies and procedures.
- Elicit input from internal groups as necessary with a sense of urgency to keep project delivery moving smoothly and efficiently.
- Lead the development and creation of the annual comprehensive business plan for assigned “under-construction” student housing assets.
- Keep up to date on information and technology affecting functional area(s) to increase innovation and ensure compliance.
- Other duties as assigned
- Develop, monitor, and report on operating costs within functional areas. Alert management of cost and labor expenses outside budgeted norms. Make recommendations and assist in the coordination of solutions to problems related to the same.
- Hires, trains, develop, and appraise staffs effectively. Takes corrective action as necessary on a timely basis and in accordance with company policy. Consults with Human Resources as appropriate.
- Maintain ongoing communication to ensure all parties complete their tasks timely.
Who You Are:
- Ability to read and interpret various financial and budgetary reports.
- Minimum 3 years prior experience in a supervisor operations management role, preferably in the multi-family or student housing real estate industry is required.
- Ability to effectively and successfully handle stressful situations and manage multiple projects simultaneously.
- Valid driver’s license.
- Ability to read and understand blueprints, site plans, lease plans, etc.
- Bachelor’s degree from an accredited college or university in the field of Business Management, Operations Management or related field; or the equivalent combination of education and experience is required.
- Exceptional customer service skills.
- Proficient in Microsoft Office products, Outlook, etc.
- Flexibility in travel and work schedule.
- Demonstrated ability to effectively communicate and work with management, peers, and subordinates.
- Working knowledge of multi-family or student housing industry strongly preferred.
- Ability to travel as required.
- Ability to give and receive direction in a manner that results in successful and professional completion of required tasks.
Work Environment and Physical Demands:
- Travel up to 75% of the time to multiple states is required.
- Work is generally performed within an office environment with standard office equipment available
- No hazardous or unpleasant conditions caused by noise, dust, etc.
- General office environment.
