Description

Professionally owned and managed property management and development company is seeking a Regional Director of Property Management to join the Team and oversee 4,000 units.


The position will be based out of Philadelphia, PA.


As a Regional Director of Property Management, you will focus on maximizing the profitability of our assets within your defined region through the creation of creative marketing strategies, development of effective, high quality on-site teams and implementation of quality control procedures.


With the use of your well-polished communication skills and experience in the property management industry, you will work with our Executive team to identify property goals and objectives.


Using your analytical and administrative skills you will be charged with the completion of market studies, budgets and pricing strategies.


As a representative of the company, you will build relationships with your counterparts and project a positive, professional image of the organization and our Operations team.

Requirements

  • Work with local and national subsidy programs.
  • Help to determine the long-term viability of each asset by active involvement in the development of property asset plans.
  • Supervise and lead the Regional Managers in your assigned portfolio.
  • Identify and implement creative programs to increase the property value to include but not limited to national or regional marketing programs.
  • Develop a high-quality on-site team through implementation of effective recruitment, learning and development, motivation, and coaching programs.
  • Attend meetings and develop executive reports deliverable to stakeholders.
  • Oversee the financial, operational, resident and community relations aspects of the region.
  • Interact with community stakeholders and leaders to foster positive relationships, including programs that provide rental assistance and support for residents.
  • Help to better systemize operations and ensure that operational policies and procedures are followed at all sites.
  • Oversee the attainment of positive key performance indicators related to the overall operations of the region including but not limited to occupancy, receivables, payables, and revenue optimization.
  • Develop leasing / marketing plans.
  • Achieve the highest possible portfolio net operating income through implementation of effective cost control and revenue management programs.
  • Ensure that all physical aspects of the property are fully functional, safe, and attractive. Ensure that adequate scheduling occurs to make certain that all vacant units are kept ready for occupancy.
  • Assess overall operations in relationship to daily needs and provide Regional Managers with the goals and standards for Property Managers to systemize property operations and implement safety procedures and manage the properties to a high level of efficiency.
  • Accurately prepare and convey all operational data to the executive team in a timely manner.
  • Along with the Regional Managers, develop an efficient and coherent process to organize and support the properties in the portfolio.


Visually inspect grounds, buildings, and apartment units on a regular basis.

  • Recommend and implement strategies.
  • Other duties as assigned.

Professional Experience :

  • Range of experience should include but is not limited to lease-ups, acquisitions, and due diligence.
  • The position requires the ability to deal well with people and exhibit strong leadership skills.
  • A minimum of five years' experience of multi-site operations and or property management experience.
  • Microsoft Office knowledge is a must.
  • Evidence of leadership qualities must be exhibited with the region, the company and / or the industry.
  • Yardi Voyager knowledge is a must.
  • Experience with managing distressed properties preferred.
  • Ability to manage time and prioritize work.


Attendance / Travel :

This position is exempt from overtime and may entail working hours as needed to perform the position requirements satisfactorily.

The position is scheduled for a typical 40-hour workweek, however, portfolio demands will be great and the associate should expect to work more hours.

This position also requires periodic attendance and active participation / planning at all regional company functions and events.

The primary location of this position will be based out of Philadelphia, PA with travel to various other states. Travel will be approximately 20%.
