Position Purpose


The primary function of the Director of Property Management is to oversee the day-to-day operations and maintenance activities of all properties located within the portfolio. The Director of Property Management is responsible for the oversight of the Property Management Division, including all property managers managing STRs, residential, and commercial properties. The Director of Property Management is a key leadership position that is responsible for driving the property teams, monitoring performance, and ensuring all properties are kept to the highest standard.


Responsibilities/Duties/Functions/Tasks

  • Implementation of Division policies and procedures including oversight and approvals.
  • Collaborate with the Development Division to ensure smooth transition between renovations and operation start up.
  • Review and report on property portfolio and provide updates to Managing Director regularly.
  • Lead and develop the following teams: Facilities, Maintenance, and Housekeeping
  • Take ownership of key property performance indicators and maintain process to regularly report on team progress accurately and consistently.
  • Utilize PLM (proprietary software) and Smartsheets to track projects, monitor progress and provide updates to the Managing Director.
  • Update property management policies as required.
  • Oversee the Property Management Division and collaborate with leadership contributing to property portfolio growth.
  • Act as the main point of contact for the resolution of property issues.
  • Oversee renter and tenant complaints and issues.
  • Work in collaboration with the Director of Asset Management, and the Asset Management Division to build and maintain operational financial plans. This will entail creating property budgets for each property and monitoring key performance indicators.
  • Manage the Property Management Division, on-site property staff and the day to day and operations of each property, including hiring, onboarding, training, and performance evaluations.
  • The Director should be experienced and comfortable overseeing all facets of property management, including client relationship management, property onboarding, everyday property operations and maintenance.
  • Uphold all standards, enforcing discipline for diligent operating processes across all facets of the operations.


Requirements

  • Strong communication skills both written and verbal
  • A strong self-starter that thrives in a fast paced, dynamic environment with multiple and evolving priorities and deadlines
  • Must be able to work with diverse cultural workplace and jobsites.
  • Experience in managing commercial and STR properties.
  • Minimum 5 years leading teams with full operational responsibility
  • Experience working at the granular level of property management and understand how to execute every operating function in the property management cycle and can step in where needed.
  • Proven ability to handle multiple tasks concurrently in a time sensitive manner
  • 10+ years property management
  • Demonstrated ability to effectively motivate, lead and manage people, projects, and processes.
  • Comprehensive understanding of legal and technical aspects of property management.
  • Proven experience in strategic planning and property management.
  • Experience in management of multiple sites
  • Bachelor's degree preferred
  • Strong Excel, PowerPoint, and Word skills required
