Job Description

The Tax Credit Specialist will be responsible for ensuring all tax credit homes adhere to the regulatory agreements for each home. They will conduct all job-related duties in compliance with LIHTC guidelines and other housing contracts. This includes but is not limited to preparing and reviewing income certifications and re-certifications, ensuring tax credit compliance and maintaining the database system for any information required for compliance and management operations.


Essential Duties and Responsibilities:

  • May be tasked to train property management staff on LIHTC/BOND Program and Guidelines
  • Ensures ongoing compliance with all government program requirements and regulations for assigned properties.
  • Maintains high standards of customer service including being courteous and discreet at all times. Is able to articulate standards and file audit results in a clear and professional manner.
  • Manage the resident re-certification process and complete any compliance reviews and reports.
  • Ensure timely and accurate annual tenant certifications in accordance with property-specific program requirements.
  • Assists with calculations of new utility allowance, maximum rents guidelines and other annually updated materials.
  • Accurately prepare and assist prospects, applicants and existing residents with both initial and annual compliance paperwork to include proper calculations of income, assets and rent levels.
  • Conduct the application process for leasing LIHTC vacant homes and coordinate the data collection and processing of applicant information.
  • Assists in the preparation of monthly, quarterly and annual reports required by various programs or government entities ensuring deadlines are met or exceeded.
  • Ensures compliance with set-asides outlined in the Land Use Restriction Agreement (LURA) and Extended Use Agreements assigned to each property.


Qualifications & Skills:

  • Strong analytical and problem-solving skills, ability to identify and resolve issues independently
  • Housing Credit Certified Professional (HCCP) designation preferred or Certified Credit Compliance Professional (C3P) Certification
  • Excellent interpersonal skills including strong communication (written, verbal, presenting, listening), collaboration and influencing.
  • Exceptional organizational skills, highly attentive to detail and able to perform tasks with limited supervision in a time sensitive work environment
  • Excellent mathematical reasoning skills; must be able to calculate ratios and percentages used to process and validate application materials related to LIHTC, HOME, and other tenant certification requirements.
  • Minimum of 5+ years’ experience in multifamily/SFR industry preferred.
  • Track record of effectively handling complex employee relations issues, and addressing sensitive information and difficult situations with tact, discretion, and confidentiality.
  • Three (3) years of experience with LIHTC communities.
  • Strong project/program management experience with ability to manage complex projects with multiple stakeholders & competing agendas in a changing a fast-paced environment.
  • Intermediate to Advanced Microsoft Office skills in Excel, PowerPoint, and Word
  • Self-directed and able to balance demand and capacity. Effective working both independently and in a team.


Working Conditions:

  • Expected Hours of Work: This is a full-time position, and business hours are Monday through Friday, 8:00 a.m. to 5 p.m. Longer hours, evenings and weekend work will be necessary frequently.
  • Working Environment: This job operates in a professional office environment. This role routinely uses standard office equipment such as computers and phones.
  • Travel Requirements: No Travel.
  • Physical Demands: Exerts up to 10 lbs. of force occasionally and/or a negligible amount of force frequently or constantly to lift, carry, push, pull, or otherwise move objects, including the human body. Involves sitting most of the time, but may involve walking or standing for brief periods of time.
