Morning Star Northwest is looking for a property manager who is passionate about making an impact, as well as the upkeep of one of our properties. We are looking for someone who takes ownership of their role, takes care of our tenants, as well as someone who wants to grow with a business. You will be responsible for the upkeep of residential properties and tenant satisfaction. This position does require you to live onsite on the property in Seattle, WA.
Description
- Responsible for tracking lease renewals, rent increases, and parking assignments.
- Enforces occupancy policies and procedures by confronting violators.
- Responsible for move in and move outs of tenants, this includes but not limited to collecting deposit and rent, releasing, and collecting of keys, move in procedures, utility setup, move out procedures’ accordance to state laws.
- Set office hours so tenants can come and discuss any concerns and issues.
- Reporting the property’s financial status, occupancy, and expiring leases to property owner/leadership
- Work with legal counsel on evictions, and delinquencies, as well as track mitigation funds
- Make sure commercial bathrooms, front entrances, and common areas are kept clean and fully stocked as applicable.
- Walk grounds daily to ensure upkeep of property, this includes picking up rubbish, sweeping, and cleaning as appropriate.
- Meeting potential tenants, showing them the property, and assessing their applications
- Report emergencies to the Supervisor immediately, as well as report all maintenance requirements for unit upkeep, unit turns, and more.
- Keeping Appfolio data up to date, such as invoices, workflows, delinquencies, applications and more
- Collecting rent and other property fees from tenants on time, as well as manage delinquencies.
- Arranging contracts for maintenance, trash removal, landscaping, security, and other ongoing services and managing disputes with these service providers where appropriate
- Inspecting properties and arranging for repairs and new materials as required
- Ensure property is always secure and safe, this includes taking photos and file weekly complaints to the city on their website for unwanted loitering and/or illegal activities.
- Advertising vacant properties and strategizing ideas of speed to close when it comes to vacancies.
- Assist with emergencies, such as tenant lockout, leaks, or power outage and more.
- Research and keep up with the market when it comes to rent analysis, as well as work with different housing services, and nonprofit communities in building a partnership
- Investigating and resolving property complaints and rental violations
- Always keep the phone on in case of an emergency, including nights, weekends, and holidays.
Competencies:
- Good verbal communication
- Customer service and interpersonal skills needed to meet with prospective and current tenants.
- Motivation for sales, strong listening skills, and professionalism
- Flexibility in time, and willingness to work nights and weekends.
- Attention to detail to ensure applications are accurate and tenant issues or questions are adequately addressed.
- Problem-solving to find effective solutions for a variety of potential issues.
- Has a sense of urgency, and always get tasks done on time
- Organization and the ability to multitask efficiently.
- Knowledge of rental contracts and property and local, state, and federal laws and regulations
Education:
- Solid knowledge of office software such as Microsoft Outlook, Excel, and Word
- 1-3 years’ management experience a plus
- 1-3 years’ experience in real estate or sales
- Bachelor’s degree or equivalent experience preferred.
- High school diploma, GED, or equivalent
- Experience with Appfolio or similar software is a plus.
Salary
$50,000 - $70,000 per year
