Job Description
Looking to lead the operations of a multi-million dollar luxury apartment community? As the Property Manager of AMLI Cherry Creek, you will be responsible for the operational and financial aspects of a 257 unit midrise apartment community. You will achieve results by facilitating the optimum performance of the property in areas such as human resources, marketing, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies.


Operations


  • Develop a great working relationship with the construction and Development Team throughout the development process.
  • Implement, design and maintain a resident retention program, i.e, resident referral program or social activities. Analyze, assess and follow up to Kingsley Index for overall customer satisfaction.
  • Participate in the development of the overall lease up strategy,
  • Operate financially within the approved proforma, and operations budget.
  • Provide leadership and direction for all on-site employees under his/her supervision,
  • Prepare annual budgets and monthly forecast with the assistance of AVP.


Maintenance


  • Ensure Preventative Maintenance Programs are effectively implemented
  • Perform physical inspections of the property and verify condition of vacant apartments. Coordinate with maintenance and make-ready staff to ensure timely recondition of apartments after move-out.
  • Provide constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance.


Marketing and Merchandising


  • Partner with the AVP, the Development Team and the marketing group as needed to develop and support marketing programs that meet property performance objectives and ensure maximum cost effectiveness and results


EDUCATION and/or EXPERIENCE


  • External Candidates Experience managing Class A apartment communities is a plus.
  • High School diploma required; Bachelor’s Degree preferred.
  • Three to five years supervisory, related experience and/or training; or equivalent combination of education and experience

Are you success and sales driven? AMLI Residential has a great opportunity for a Leasing Consultant at our 360 unit luxury apartment mid-rise located in southwest Austin.


Leasing Consultants are responsible for all activities related to apartment rentals, move-ins, and lease renewals. Our Leasing Consultants interact directly with prospective and current residents to achieve the property's maximum occupancy. This includes generating and handling traffic, qualifying prospects, leasing apartments and preparing lease documentation. Our “SMART Office” technology engages our customers and creates more sales opportunities for our leasing staff. Duties include


  • Provide quality customer service and timely response to resident requests and complaints. This includes helping residents and prospects before, during and after leasing an apartment.
  • Maintain relationships with all apartment locator services and local businesses to provide informational material. Update periodically.
  • Maintain professional appearance of office, amenity areas, model apartments and community. Ensure a professional appearance and manner for oneself.
  • Shop competition regularly.
  • Lease to qualified prospects by showing available apartments. Greet and qualify prospects, follow up on prospective residents and market the community to prospects via telephone, internet and social media/networking programs.
  • Timely and accurate processing of all required administrative forms, leases and related information.
  • Maintain on-going resident retention program under direction of Community/Leasing Manager. Includes participation in resident activities.


Requirements


  • HS/GED required, college a big plus.
  • We are looking for candidates with great customer service skills that love working with people. Previous experience in Retail/Hospitality/Food Service/Apartment Leasing is a big plus.
  • Weekend availability is required.
