www.highlandapts.com Job Summary: The Assistant Property Manager provides leadership and support to all on-site staff. In partnership with the Property Manager, this position sets strategic direction for the leasing team to achieve company goals. The Assistant Property Manager will be involved in areas such as rent collection, resident relations, maintenance, and compliance with company policies, in addition to learning and maintaining detailed knowledge of the local, state, and federal laws governing tenant/landlord relations, Fair Housing Laws, and marketing product knowledge
Essential Job Duties:
Leasing
- Ability to perform all Leasing Consultant job duties.
- Greet all prospects/residents with professional courtesy and sincerity.
- Directly supervise property employees, including coaching, development and training of all leasing employees.
- Market and lease apartment units to achieve occupancy goals.
- Oversee the move in/move out process, including creating the turnover schedule, performing unit inspections, and coordinating identified work.
- Process rental applications and utilize HMGI screening procedures.
Administrative
- Administer the completion of all essential office paperwork, including reviewing and coding invoices.
- Assist with rent collection, including accepting payments and sending notices on delinquent accounts.
- Keep track of deadlines to ensure that all letters and/or office paperwork gets done and turned in to the appropriate employee on time.
Marketing
- Market and lease apartment units to achieve occupancy goals.
- Collect rental information data as requested by Property Manager.
- Perform regular market research activity to understand what the competition is doing.
Qualifications:
Education & Experience
- High school diploma or GED required
- Knowledge of Microsoft Office, including Word, Excel & Outlook.
- Demonstrated leasing experience
- Minimum of 1-2 years as an Assistant Property Manager or equivalent experience.
Skills & Abilities
- Strong attention to detail.
- Ability to work collaboratively in a team environment.
- Tolerance & appreciation for people of different cultures, backgrounds & identities.
- Ability to manage, coach, and lead teams.
- Comprehensive knowledge of federal fair housing laws and any applicable local housing provisions.
- Excellent decision-making, problem-solving, and time management skills.
