Responsibilities
Reporting to the Assistant Director of Real Estate, the Manager, Leasing (Retail) will drive analyses and reporting of key leasing and property performance metrics as well as administer real estate technology systems. The Manager, Leasing (Retail) will contribute to a broad array of projects regarding leasing and retail projects/partnerships. The Manager, Leasing (Retail) will be responsible for the leasing and lease management activities that include implementing strategies to maximize rental and occupancy within the portfolio along with placemaking and programming.
- Optimize the department’s portfolio strategy with reliable market intelligence that defines key performance indicators for internal line departments and external markets and submarkets, including current and projected rents, vacancy rates, and inventory growth;
- Managing data integrity for the technology systems;
- Maintain up-to-date knowledge of retailers, new trends, current competing & new retail developments;
- Lead the broker management with retail partners for Port Authority retail/leasing properties;
- Managing systems training and controls for end-users;
- Develop strong relationships with a network of retailers and source for new market concepts;
- Oversee performance reporting of real estate retail/leasing activities and analyses of financial and commercial real estate (CRE) market trends;
- Conduct market and competitor analysis
- Establishing and maintaining critical business processes, procedures and workflows for technology systems and real estate transactions;
- Serves as a liaison to Real Estate partners works directly with cross-functional stakeholders including Legal, Finance, Facilities and other internal and external teams (community partners) and stakeholders.
- Establish and maintain communication platforms with retail tenants and landlords to build rapport and ensure positive tenant relations
- Monitor all terms of current leases including meeting and evaluating suitable prospects/concepts for vacant/potentially vacant unit(s) to include adequate programming/retail mix
- Partner with other real estate team members for effective and impactful portfolio management meeting the goals of the unit/department/division/agency;
- Leasing and Retail Mix Strategy
- Conduct market and competitor analysis
- Monitor all terms of current leases including meeting and evaluating suitable prospects/concepts for vacant/potentially vacant unit(s) to include adequate programming/retail mix
- Performing SAP/RE disaster recovery testing;
- Act as Subject Matter Expert (SME) and point-of-contact for technology systems, including but not limited to: Managing interfaces between SAP Real Estate Module (SAP/RE), and/or other technology systems;
- Implement and sustain process improvements to drive achievement of retail and leasing organizational goals and departmental metrics for the creation of dashboards and reporting metrics;
- Transform leasing and property data into meaningful presentations or analyses for a wide variety of audiences;
- Troubleshooting problems for technology systems, such as reporting and workflow errors;
- Collects data, coordinates existing tenant/retail/leasing market planning process, strategy, and works closely to execute all aspects of anticipated renewals and other transactions as applicable.
- Formulate and manage Requests for Proposals (RFP) and contracts, including technology systems for retail/leasing on Port Authority assets.
- Communications with Retail Tenants/ Landlords/ Public

Qualifications
Candidates must present the following qualifications to be considered eligible for this position:
- Bachelor’s degree in public administration, business administration, planning or related field;
- 3 years of financial planning and market analysis experience;
- 5 years of experience in collecting and analyzing qualitative/quantitative data and creating reports;
- 3 years of experience with real estate transactions and negotiations.
- 3 years of project management experience with a retail portfolio or commercial brokerage;
Desired
Ideal candidates will present the following profile:
- Proficiency in software applications and systems, preferably SAP/RE or with an Enterprise Resource Planning (ERP) software system or other applicable real estate management systems;
- Master’s degree in a related field;
- Understanding of construction documents/drawings with the ability to interpret and apply data;
- Strong presentation and facilitation skills.
- Strong communication and interpersonal skills to work with landlords, tenants and internal customers/stakeholders;
- Strong problem solving;
