Who they are. Founded in 2007, our client is an innovative experience-driven development organization focused on the destination home sector. With more than $2 billion in real estate undergoing planning and development, their projects include condominium buildings, condo-hotel concepts, mix-used neighborhoods and master planned destinations.
About the position. Reporting to the Chief Development Officer, the Director of Development will be responsible for all phases of real estate development including pre-development, permitting, planning, product positioning, product design, coordination of the marketing and sale of for-sale product, pre-leasing of rental product, and construction and delivery of all projects in close coordination with the Director of Design & Construction. Responsibilities include but are not limited to:
- Establish and strengthen relationships with local authorities as well as residents, businesses, and relevant organizations in the community
- Ensure projects are delivered on time, within budget, and to a high quality level
- Assist with the preparation of materials and information necessary to secure funding
- Prepare, monitor, record and report on all aspects of the project, including proforma management
- Keep abreast and report on macro and sub-market conditions as well as supply/demand characteristics in specific product segments
- Progressively identify, manage, mitigate and report project risks and potential impacts on the agreed upon project deliverables
- Manage preconstruction work in close coordination with the Director of Design and Construction
- Anticipate critical issues, potential problems and risks, and present to the CDO
- Review and approve contractor and consultant progress payments
- Communicate and work with all staff, the client, community stakeholders, partners and consultants, as well as local and regional interested parties
- Provide regular and timely written reporting regarding project deliveries, inclusive of necessary meeting attendance, with both internal and external stakeholders
- Assist with preparing project recommendation reports in order to obtain endorsement from senior management, financial partners, lenders, etc.
- Manage the design team, the design process, permitting, the marketing and sales team, budget preparation and management, business plan management, legal requirements, formation of condominium associations, rental management agreements, property management agreements, and work closely with the Director of Design and Construction in the construction execution and product delivery
What you need. To be a hero in this organization, the Director of Development will have:
- Project management experience with extensive knowledge of design issues and building systems, and a working knowledge of construction materials and methods
- Ability to communicate clearly, collaborate with and understand multiple stakeholders’ needs including local and regional government, private investors, lenders and community organizations
- Excellent communication and interpersonal skills, and a team-building spirit
- Effective management, budgeting and reporting skills
- Well organized and detail oriented, with excellent analytical skills
- Bachelor’s and/or Master’s degree with concentration in construction management, business, urban planning, architecture, civil engineering or a related field
- 10-15 years of relevant project experience in large-scale real estate development of mixed-use and multi-family housing
- Experience in the full development delivery cycle (feasibility through delivery), inclusive of low, medium, and high density residential/mixed-use development. Hotel and hospitality experience would be an asset.
- Strong track record of building successful teams and promoting teamwork through motivating and coaching; skilled in facilitation, mentoring and conflict resolution
