The Managing Director has responsibility for the operating performance of all assets in the Florida region. In this role, the Managing Director will utilize best in class leadership and management skills to drive optimal operating results, mitigate risk, and apply innovative thinking to the business plans of each asset and the overall assigned portfolio. The Managing Director will also be responsible for executing organizational initiatives, ensuring brand standards, optimizing Director of Operations performance, and maximizing asset and platform value.
The Managing Director will supervise a team of 4 - 8 Directors of Operations within their portfolio, in addition to managing relationships with vendors, support teams and leaders across Cortland; report into the Senior Managing Director; based in Florida with a preference to reside in Orlando. The Florida region encompasses 30+ assets, 11,000+ units and an indirect team of 220+. Additionally, the role will require deep collaboration with 18+ support functions across the organization.
Demonstrated experience and strategic leadership within the multi-family industry is highly preferred.
Key responsibilities:
- Ability to balance portfolio responsibilities and platform responsibilities.
- Communicate changes in market conditions to the Senior Managing Director, other departmental leadership as well as your team thru your participation in industry-related events and organizations, knowledge of industry trends and knowledge of competitor landscape.
- Lead the annual budget, business planning, CAPEX planning, variance reporting and reforecasting processes for the portfolio making recommendations to the Senior Managing Director.
- Ability to drive customer service levels beyond industry benchmarks.
- Remain vigilant and pro-active with all risk management strategies and initiatives.
- Cultivate a culture of resident first focus and operational excellence across the portfolio by leading from the top and making the best decisions for the business.
- Conduct regular physical inspections of properties with the Director of Operations to ensure brand standards and performance of the asset while engaging site teams to drive consistency and increase resident satisfaction & retention.
- Adjusting quickly to shifting priorities and finding success despite challenges…solutions mindset.
- Understand the nuances of each business plan in your region and lead all operational activity to achieve goals and mitigate risk.
- Develop the Director of Operations in their roles of leading their portfolios thru adherence to operational standards at the asset level, achieving financial goals, aligning site team performance to Cortland’s strategy and providing transparency across the business to increase their level of exposure and understanding.
- Encourage and develop critical thinking beyond incident reporting to include organizational protection.
- Proactively anticipate market changes and be resilient to making prompt and strategic adjustments to combat operational shifts.
- Optimize the use of support functions within your region leading to best-in-class operating margins at the community and platform level.
- Partner closely with Investments leaders in your region to ensure operational performance is achieving goals according to each asset’s business plan.
- Maintain a comprehensive understanding of the portfolios’ competitive environment; pricing trends, develop relationships with peers and vendors, and adjust market survey to operating strategy.
- Skilled at mentoring others, developing a pipeline for success, career pathing for direct reports, and utilizing soft skills to advance change management efforts.
- Develop relationships with support department leadership (Transactions, Construction, Talent, Marketing, Revenue Management, etc) to collaboratively partner across teams and ensure streamline communications while working toward shared goals.
- Ensure compliance with all Registered Investment Advisor (RIA) requirements.
- Work with key stakeholders and marketing department to develop effective branding strategies and marketing plans to achieve all portfolios’ revenue, occupancy, and retention goals.
Building Blocks of Success:
- A demonstrated record of accomplishment of successfully managing, building, and influencing teams, and grooming and growing additional leaders within the industry.
- Demonstrated experience and strategic leadership within the multi-family industry with a track record of innovative accomplishments, sophisticated business plan execution and high impact results.
- Bachelor’s degree in business, real estate, or related field.
- Able to work autonomously and remain ahead of challenges.
- Flexibility to travel within your portfolio on a regular basis, and to other locations or meetings as need. Anticipated travel 60% within designated market.
