POSITION OVERVIEW:
The Commercial Property Manager oversees all operations of a retail commercial real estate portfolio in Orange County, and is responsible for achieving superior operational results and financial performance.
ESSENTIAL FUNCTIONS:

• Build an employee team and provide training, motivation, and direction for superior performance.
• Supervise all on-site property management staff, as well as third party vendors.
• Build and maintain a best-in-class level of service for the property or portfolio.
• Serve as the Point Person for the property or portfolio.

RESPONSIBILITIES:

• Resolve all day-to-day property management issues.
• Manage the financial performance of the property or portfolio.
• Ensure adherence to the clients’ policies and procedures.
• Adhere to Stream property management annual audit.
• Ensure compliance with codes, regulations and governmental agency directives.
• All other duties associated with the day-to-day operations of a commercial real estate portfolio.
• Coordinate real estate tax review process for the property or portfolio.
• Maintain personal contact with all tenants and the client(s)
• Ensure all Stream best practices are implemented and followed.
• Prepare the annual property operating budget and capital budget.
• Properly staff the property or portfolio.
• Complete annual employee performance reviews.
• Conduct routine property inspections.
• Regularly communicate employee performance expectations and achievement for all team members

Qualifications
EXPERIENCE / KNOWLEDGE / SKILLS / ABILITIES:

• 5+ years Commercial Property Management experience with significant supervisory responsibilities
• Bachelor’s Degree preferably in Business Administration, Finance, Engineering, Architecture, Real Estate, or related field
• Financial acumen and experience with budgeting, and OPEX reconciliations
• Detail oriented
• Strong communication skills, and the ability to build relationships with tenants and clients
• Analytical
• Real Estate License
• Experience with Yardi, MRI, and Kardin preferred
• Computer proficiency in MS Office (Excel, Word, Outlook)
