Senior Property Manager
Position Overview:
The Property Manager (PM) is responsible for the day-to-day operations of an assigned property portfolio and provides effective leadership to the property operation employees assigned to the position. The PM will maximize the portfolio’s net operating income and otherwise facilitate optimum performance of the properties.

Major Duties/Responsibilities:
- Perform other tasks as delegated by the Director of Property / Asset Management and the Managing Member.
- Review and abstract new leases;
- Manage tenant and vendor insurance compliance program;
- Manage the day-to-day operations of assigned real estate assets;
- Supervise and coordinate tenant move-ins and move-outs;
- Assist the Director of Property/Asset Manager in the preparation of the annual operating and capital budgets for each assigned asset; and
- Support the Director of Property/Asset Management and outside leasing team in leasing activity;
- Provide supervision and direction to support staff as required for efficient and consistent operations; maintaining property NOI consistent with company projections.
- Control, register and deposit all receivables and oversee collections process;
- Act as tenants’ primary point of contact on behalf of Landlord;
- Support the Director of Design/Construction in tenant improvement and other capital construction projects;
- Support the Director of Property/Asset Management and Acquisitions department with acquisitions and refinancing;
- Ensure property preventative maintenance programs are completed timely
- Prepare annual reconciliation of operating expenses and annual estimates of operating expenses for each asset;
- Solicit service and repair proposals; coordinate and supervise the repairs and maintenance requirements of each asset;
- Accurately prepare various Property Management reports on a monthly basis, including budget variance reports; property inspection reports; janitorial vacancy credit reports;
- Supervise all project staff, inclusive of all 3rdparty contracted services ensuring property is receiving services commensurate with ownership expectations and consistent with expected contracted scope of work;

- Strong organizational and time-management skills.
Experience/Education:
- 10 + years’ experience in property management in a commercial real estate environment that includes at least 5 years of leasing, 5 years of operational results, sales, marketing and staff supervision;
- Proficiency in Microsoft (Word, Excel, Outlook, etc.) and real estate accounting software applications (YARDI, etc.);
- RPA® or CPM® designee preferred, or candidate interested in pursuing certification;
- Previous CAM reconciliation, budgeting, and property reporting experience required;
- Outstanding work ethic, detail-orientated, superior oral and written communication skills;
- College degree and California real estate license preferred;
- Must possess a valid Driver’s License.

- Frequent climbing, standing, use of fingers, handling, feeling, talking, and hearing.
