Five Keys Overview

Five Keys was founded in 2003 by the San Francisco Sheriffs Department as the first accredited charter high school in the nation to provide diploma programs for adults in county jails. Today we are a much different social justice non-profit agency that has expanded its charter schools into 9 counties, in 24 jail locations and over 80 community learning centers. In addition to our schools, now we also run multiple homeless shelters, employment programs, programs for the unsheltered, reentry programs and housing for women suffering from immense injustice.

JOB SUMMARY

The Property Manager position reports to the Co-Directors of Housing and is accountable for all building maintenance and creating a safe environment for our guests and tenants. The Property Manager is responsible for providing support and assistance in operating a supportive housing property. This includes working with the Site Director and Supervisors in developing within the project a supportive environment for the guests and being responsible for the operation of the hotel or SRO. The Property Manager is responsible for the daily administration, maintenance and full occupancy of the units for hotel rooms being used for temporary shelter for unhoused folks. Duties response for after-hours emergencies, rent collection , maintaining move-in/out procedures, completing lease agreements, maintaining tenant files, tenant relations, re-certifications, processing legal notices, overseeing maintenance, making unit inspections, keeping records and attending required meetings, training and workshops. This position will work directly in collaboration with the Site Director to establish a safe and welcoming environment for our guests and residents.

JOB DUTIES AND RESPONSIBILITIES

  • Other duties as assigned
  • Treat all residents/staff/vendors/visitors to the complex with respect and courtesy and treat all the residents in a non-discriminatory manner
  • Ensure units are ready for occupancy as they turnover in a timely manner in working with the leasing team
  • Respond to resident and building emergencies in an efficient and effective manner, provide leadership to other staff during times of emergencies, contact the appropriate emergency response team, coroner, police, fire, etc. and escalate as appropriate
  • Coordinate with maintenance, housekeeping staff and outside vendors used for maintaining the property to ensure work completed in a safe and workmanlike manner
  • Attend staff meetings and other housing retention related coordination meetings as required
  • Work as a team member with other site staff so that all function as a team and are cooperative with each other, the residents, and visitors to the complex
  • Adhere to all accounting procedures and policies for the organization
  • Make regular inspections of property to ensure it is well-maintained, that mechanical devices are in working order and that the environment is safe, clean and attractive
  • Review and approve all invoices presented for property expenses within the portfolio and code using the approved chart of accounts. Purchase items for the complex in compliance with organization and property standards
  • Recommend measures to improve the performance of the project, better serve the residents and/or preserve the physical integrity of the property
  • Provide “on-call” assistance during after-hours property emergencies either by phone, if possible, or by going directly to the site, if necessary


KNOWLEDGE AND SKILLS

  • Ability to work independently and as a part of a team
  • Ability to speak, read and write fluent English
  • Excellent customer service skills and willing to go the extra mile in finding answers and following up
  • Able to maintain strict confidentiality and take all precautions when handling sensitive information
  • Advanced proficiency in MS Office, Gmail and Google Drives/Docs and professional communication, including spelling and grammar
  • Advanced problem-solving skills; tactfully address and resolve questions/concerns
  • Knowledge of supportive housing, interim housing, Navigation Centers or housing first models
  • Excellent collaboration skills and genuine interest in finding solutions
  • Ability to analyze and prioritize complex situations, policies and procedures, laws and regulations and exercise good judgment in the course of completing required duties
  • Excellent interpersonal, organizational and communication skills; integrity; respect for confidentiality; ability to work with diverse populations, including persons with various disabilities


EDUCATION AND WORK EXPERIENCE

  • A minimum of 2 years of progressively increasing property management experience, hotel management and/or supportive housing or equivalent education and experience
  • Extensive knowledge of San Francisco’s homeless response and experience working with homeless or formerly homeless, people who use drugs or have mental health issues
  • High School Diploma or GED


PHYSICAL REQUIREMENTS

  • Lifting items that weigh up to 25 lbs.; reaching, bending, carrying and stooping within the daily routine of tasks and activities
  • Occasional reaching with hands and arms
  • To promote the health and safety of its employees, those we serve and our local communities, Five Keys requires that all employees must be fully vaccinated against COVID-19 and/or adhere to all weekly testing and safety measures. Employees may also request and receive approval for an exemption from this policy. Exemptions are granted to accommodate a medical condition or sincerely held religious belief.
  • Travel to multiple sites required
  • Must wear provided PPE (Personal Protective Equipment) and adhere to all safety guidelines and requirements, when needed
  • Long periods of walking, sitting at a desk and/or computer station
  • Frequent and prolonged standing, walking, and sitting


ADDITIONAL REQUIREMENTS

This position is contingent upon:

  • Submitting proof of clear TB results. Results dated within 60 days prior to hire date are acceptable


WORK ENVIRONMENT

  • Work environment varies from site to site
  • Some personal safety risk working in high-crisis environments
  • Moderate to high noise level
  • The position will be working Tuesday to Saturday from 9 am to 5 pm
