Job Description

For an opportunity in a premier Biotech facility , Boden US are looking for an experienced commercial Property Manager.


Administration


  • Assistance with unique initiatives for the Asset Services Team.
  • In charge of closing out Angus for both tenant requests and PM work orders
  • Including submitting tenant work orders into the Angus work order system, redirect and prioritise work requests.
  • Offer support for a variety of amenities, such as restaurants, health centres, meeting rooms, event venues, organic gardens, memberships, etc.
  • Ensure satisfaction with tenant work requests by following up with tenants.
  • Aid the maintenance crew in all facets
  • Start sending letters and emails to tenants to inform them, when necessary.
  • Responsible for drafting and sending distribution email blasts to tenants
  • Attend meetings for the operation of the site.
  • Keep a spreadsheet for tracking your spending.
  • Responsible for distributing and maintaining the tenant welcome package for the site
  • Assist with preparing annual budgets and CAM reconciliations every year.
  • Assistance with organising all tenant gatherings, parties, and presents
  • Prepare weekly reports, keep track of tenant receivables, and follow up on them.


Contract Administration


  • Participate in bid process when searching for new vendors
  • Review all limits, coverage types, expirations and additional insured for compliance
  • Manage all service contract requests and renewals
  • Maintain current and complete certificate of insurance for all tenants and all vendors
  • Maintain spreadsheets to track all current contracts in the region
  • Track contracts with pending signatures


Accounts Payable


  • Match purchase orders to invoices, code and obtain Manager’s approval
  • Research invoices in Nexus when necessary and follow up with inquiries from vendors
  • Audit open purchase orders on a monthly basis
  • Manage and draft purchase orders and track for signature
  • Prepare utility cost/consumption reports when necessary


Qualifications and Experience:


  • Excellent communication skills both in writing and speaking
  • The expected base salary range for this position is $80,000 USD to $97,000 USD annually. This salary range is an estimate, and the actual salary may vary based on the consideration of many factors, which may include, but are not limited to: the individual’s knowledge, experience, education, qualifications, skills, job location, and the Company’s compensation practices.
  • Experience in property management, real estate, event management, or the hospitality industry for at least three years is desired.
  • JDE and Angus experience is a bonus.
  • Strong accounting background and experience with lease administration and provisions are advantages.
  • Willingness to support and participate in a team effort
  • MS Office (Word, Excel, PowerPoint, Outlook) proficiency
  • Customer service-focused
  • Business, accounting, or finance bachelor's degree recommended
