COMPANY DESCRIPTION
Tiburon based real estate investment company seeks experienced Senior Property Manager (SPM) to run its Bay Area commercial real estate portfolio. Our company has longstanding experience in Bay Area multi-tenant light industrial, is established, successful, service-oriented and provides a supportive working environment.
POSITION OVERVIEW:
The SPM is responsible for the operational management of the properties. She/he will develop property-specific annual operating budgets from templates, direct day-to-day tenant and vendor relationships, and ultimately oversee leasing and tenant and capital improvements. The SPM will report to the Director, coordinate with the Controller, and oversee maintenance staff. This is a long term, full-time salaried position. The SPM may work remotely and work in the Tiburon office half-time. The SPM is expected to visit properties weekly and meet regularly with tenants, vendors, and maintenance staff. The seasoned portfolio is currently in three North and East Bay Area submarkets in concentrated locations.
PRIMARY RESPONSIBILITIES:
· Manage day-to-day operations of the properties (currently 8 buildings/parks with 65 tenants).
· Adhere to "best practices" in tenant and vendor evaluation/relations/retention while exceeding expectations. Manage scheduled/unscheduled maintenance, leasing/lease administration, and tenant and capital improvements. The firm has longstanding tenant and vendor relationships. The seasoned portfolio is consistently near or at 100% leased.
· Conduct regular site visits along with maintenance staff to ensure properties are well-maintained and tenants are happy; address any deficiencies promptly.
· Prepare, in coordination with the Controller, property reporting, incl. annual budgets, annual projections, annual CAM recs, and quarterly management and investor reports to track operating performance.
· Be on-call for after-hour emergencies, along with maintenance and other Company employees.
SKILLS AND EXPERIENCE:
· Bachelor’s degree with a minimum 5 years of experience in similar commercial property management.
· Solid computer and software skills: proficiency in MS Office is required; Yardi Voyager experience
· Strong written and verbal communication skills, and ability to present information clearly and succinctly.
· Excellent organizational skills, detail-oriented, a track record in meeting deadlines, exceeding expectations.
· Self-starter with flexibility and experience to shift priorities if needed.
· Close proximity living in Marin; less than 30-minute commute to Tiburon office is preferred.
