REAL ESTATE ASSET MANAGEMENT
We are a national investor in affordable housing. Working with local, regional, and national partners, we make long-term equity investments and originates and acquires long-term mortgages. In its twenty-five years, we have invested $3.7 billion in debt and equity capital to properties in 45 states and regions -- helping to preserve and create approximately 38,000 units of affordable housing. The Asset Manager will be responsible for assisting with the management of our rapidly growing equity investment portfolio, currently consisting of over 22,000 units. This position reports to the Chief Portfolio Officer.
DUTIES AND RESPONSIBILITIES:
Responsible for monitoring and improving operations for a portfolio of affordable housing investments located throughout the country, which consists of:
- Preparation of quarterly portfolio performance reporting to Board of Directors, including evaluation of, and plan, for Watch List properties.
- Facilitating potential refinancings and property sales. Assist partners with these efforts, as needed. Involves analytical analysis, provision of information to potential lenders and/or partners, and review of associated legal documentation
- Monitoring and tracking all capital expenditures, comparing to budgets, physical needs studies and lender requirements, and reviewing and approving bids for work.
- Monthly review and analysis of property operating statements, including analysis of balance sheet and income statement, comparison to budget and business plan, updating of annual operating projections, and reporting on variances.
- Requires up to 40% travel to portfolio properties.
- Formulation and implementation of workout plans in connection with investments, as needed.
- Carefully tracking and evaluating property rehabilitations, comparing budget and timing to original business plan. When appropriate, assisting in determining scope of rehabilitation.
- Communication with partners and property managers regarding operating activity and adherence to business plan while ensuring their compliance with operating agreements and property management agreements, respectively.
- Assist will all facets of implementation of database for the equity portfolio.
- Working on various special projects, as needed.
- Developing and implementing strategies to increase value of portfolio including performance of sensitivity analysis in connection with refinancing and buy/sell/hold strategies and provision of recommendations to CEO.
- Preparation of investment valuations as needed.
- Reporting and presenting investment performance using various metrics to Senior Leadership at least quarterly.
QUALIFICATIONS:
- Currently hybrid work schedule.
- 4-6 years of experience required
- Knowledge of SQL would be beneficial.
- Excellent Excel and communication skills required
- Excellent benefits package.
- Bachelor’s degree required
- Asset management, property management, or accounting experience a plus.
