SCI, the leading search firm in the real estate industry, is seeking an Asset Manager to join an innovative New York City-based real estate firm focused on affordable housing and workforce housing properties.
The position will be a key member of the team supporting senior company management by working to ensure that asset strategic business plans are implemented in accordance with company policies. The position can be in their NYC office OR remote working from home, and will require occasional travel through their Northeast/MidAtlantic portfolio.
Our client is a young and growing firm, so the Asset Manager will have significant exposure to senior leadership and the opportunity to shape the operations and culture of the company in a significant way as it grows.
Responsibilities:
- Manage the relationship with outside property management partners
- Recognize, investigate and communicate issues relating to property level to senior management.
- Remain abreast of current trends concerning the demographics, product supply, economic drivers, and job growth that affect a portfolio and take action upon them.
- Collect market data and conduct benchmarking analysis.
- Monitor the financial performance of investments, which entails maintaining financial models, reviewing annual budgets, and raising awareness of performance concerns.
- Produce ad hoc analyses to evaluate the performance of assets.
- Analyze and identify opportunities for value enhancement, improving cash flow and reducing expenses within the portfolio, including dispositions and refinancings.
- Review, analyze and reconcile monthly property financial statements; write standard monthly reports and maintain plans and actions. Update monthly cash analysis for each asset, monitoring cap ex and other operating expense items.
Requirements:
- Bachelor’s Degree preferably with a concentration in Real Estate, Finance, or Business. Advanced degree a plus.
- Excellent oral and written communication skills.
- Proficiency with Microsoft Office suite, with proficiency in Excel.
- Strong analytical skills and quantitative skills with advanced skills in financial analysis.
- Highly organized, detail-oriented, motivated, and able to multi-task effectively in a deadline-driven environment.
- Knowledge of corporate finance, accounting, and valuation methodologies.
- Self-motivated and hard-working.
- 4-10 years of relevant experience in asset management.
