Asset And Property Manager

Job Duties and Responsibilities

• Manage cash-flow and physical assets such as property and real estate
• Work collaboratively with and report to the asset management team and senior executives
• Assess and manage risks associated with current assets
• Contracting and supervising repairs and maintenance work
• Effectively manage client assets according to their investment preferences
• Foster and maintain positive client relationships
• Addressing tenant complaints and inspecting vacated units
• Work to develop a master asset management plan specifically attuned to each client
• Maintain records of income, expenses, signed leases, complaints, maintenance, etc.
• Travel to property sites as needed
• Assess the client’s current asset status, their future needs, and investment goals
• Financial analysis of highest and best use, including zoning analysis and identifying potential partners (i.e. banking, private equity, etc.)
• Attracting new tenants through advertising, property viewings, and encouraging referrals
• Collecting rent, dealing with late payments, and handling operating expenses
• Monitor and manage assets from acquisition to disposition
• Terminating leases and initiating eviction proceedings
• Liaise with property managers, contractors, brokers, attorneys, etc.
• Work to maximize returns and minimize losses on assets and investments
• Extensively research relevant markets and stay abreast of market trends and patterns
• Preparing and managing budgets
• Create, organize, and maintain client portfolios
• Strategically advise clients on what actions to take with their assets
• Interviewing tenants and running credit checks
• Preparing reports on the financial performance of properties
• Negotiate lease and property renewal contracts
• Administer risk analysis surveys to determine their risk profile
• Settling rental rates, negotiating and enforcing lease agreements

Requirements and Qualifications

• MBA preferred
• Skilled negotiator
• Extremely organized and detail-oriented
• Industry Accreditations Preferred
• Bachelor’s degree required with a concentration in business, finance, accounting and/or real estate
• 3 plus years of successful asset and property management experience
• Strong financial background with knowledge of real estate
• Analytically and strategically minded
• Excellent project management skills
• Results-driven
• Highly computer literate and proficient in Microsoft
• Adept communicator both orally and written
