Home Buyer Specialist
Successful, exciting and dynamic real estate company is looking for a Rockstar sales person to be their acquisition manager. This position interacts with sellers of property and is responsible for calling all new incoming leads back promptly, screening for motivation, and either meeting in person or over the phone to secure a purchase contract. This position is responsible for following up with existing leads in the database and nurturing those leads until they are ready to do business.
In addition to securing purchase contracts, the acquisition manager is required to interact with the disposition manager in preparing the contract for resale by scheduling inspections, providing comparable sales data, handling any needed price reductions, and assisting the disposition manager in communication with the seller if needed.
Examples of Duties and Responsibilities:
- Completes all modules of the Study No Limits Sales Systems and complete satisfactory role plays with supervisor.
- Determines motivation and qualifying prospects within 30 days of hire.
- Maintains a minimum average profit of $25K per contract-to be measured by quarter and a minimum of $40K in revenue per month after 90 days.
- Able to understand motivational situations and label prospects as hot, warm, cold for follow up as required in the CRM.
- Works closely with both the Sales Lead Manager and Disposition Manager positions to ensure a seamless transition from lead identification through the successful sales of a property under contract.
- The mission will be to drive the property acquisition process from the identification of new leads from the Sales Lead Manager through the signing of an acquisition contract.
- Develops a full understanding of acquisition script and memorize with correct tonalities.
- Secures purchase contracts at an acceptable profit for the company.
- Maintains follow up tasks for all leads per category (hot/warm/cold).
- Establishes monthly/quarterly milestones with the GM through weekly business reviews, monitoring with corrective actions identified and resolved to ensure the meeting and overdriving established annual KPI’s.
- Becomes fully functional and proficient in both the CRM tool (PODIO) and integration with daily emails, managing tasks, creating offers and reporting within 14 days of hire.
- Obtains first purchase contract with 45 days of hire.
