Job Description
Essential Duties and Responsibilities include the following. Other duties may be assigned.
  • Supports the Executive Managing Director in contributing and establishing the
property management annual business plan.
  • Oversees Business Intelligence Team and maintains BI strategies.
  • Analyzes and maintains trends for external market, submarket and economic conditions.
  • Oversees the Sr. Directors of Property Management, Sr. Director of Operations and supporting team members.
  • Works with Sr. Managing Director of Accounting to oversee financials and predictive analytics.
  • Sets goals for respective direct reports, coaches for performance success, and assesses the performance of each department compared to stated goals and objectives.
  • Implements and maintains property management productivity and efficiency measurement system. Identifies opportunities for productivity and efficiency improvements, and effectively leads change efforts to consistently achieve productivity and efficiency goals.
  • Monitors vendor contract performance, costs, renewals, and improvement initiatives.
  • Supports corporate division expense management and related performance improvement initiatives.
  • Ensures that all team members are looking for ways to systematize the business to increase efficiency and profitability.
  • Monitors industry trends to bring new ideas to the company.
  • Evaluates and develops company policies and procedures to remain leaders in the industry.
  • Represents RangeWater within industry associations such as NAA, NHMC, ULI, etc.
  • Develops a comprehensive business development roadmap and implementation plan for growing product awareness and RangeWater’s brand through all departments of property management.
  • Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.
Organizational Responsibilities:
  • Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.
  • Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
  • Identifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivity.
  • Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
Work Hours (may vary by state or location):
Company hours of operation are 8:00am-5:00pm Monday through Friday. Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job. The Property Management department allows employees to utilize flex schedules in which they are permitted to arrive between 7:30am and 9:00am and leave between 4:30pm and 6:00pm respectively. Must be able to perform the essential job functions unaccompanied.
Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Education/Experience:
Bachelor’s degree required. Graduate degree preferred. Ten plus years property management experience, with a range of business disciplines, knowledge of HUD, tax credit, and other regulatory agency requirements. Real Estate industry experience preferred.
Language Ability:
Demonstrated ability to read, write, and communicate effectively and professionally. Able to write routine reports and correspondence.
Math Ability:
Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, and other fiscal reporting information.
Reasoning Ability:
Highly organized in work with ability to manage information and prioritize tasks to meet assigned deadlines. Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. Demonstrates the ability to understand complex accounting transactions, record them appropriately, and clarify the details to supervisors and/or clients in written or verbal communications.
Computer Skills:
Demonstrated proficiency in word processing (MS Word), spreadsheet management programs (MS Excel), and proficiency in QuickBooks and other financial planning software. Familiarity with real estate specific accounting software is a plus.
Certificates and Licenses:
Current valid driver’s license is required.
Supervisory Responsibilities:
Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including specialists is required. Manages the Sr. Directors of Property Management, Sr. Director of Operations and supporting team members.

Incumbent must be able to physically access all exterior and interior parts of the property and amenities. Must be able to operate golf carts at properties with golf carts, walk extended distances and navigate stairs to multiple levels daily.
Incumbent must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Routine, local travel may be required to attend training classes or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Non-local travel may be required to attend training, meetings, visit sites, or other situations required to meet company expectations.
