Hirewell has been exclusively retained by a prestigious Real Estate Investor and Developer of Self Storage Properties to lead the search for a Vice President of Property Management. This position, held in the Orlando, FL area, will be responsible for managing and overall operational success of a national portfolio of self storage properties and redevelopments. Additionally, you will be responsible for driving value through effective leadership, financial insight, and innovative business strategies across the national self storage portfolio. This position works closely with executive leadership throughout the organization, to ensure the strategic goals and values are achieved. along with assisting the internal Real Estate team with day-to-day inquiries and requests. This position is responsible for managing the operating and capital improvement budget and execution. Ideal Candidates will have 5 to 7 years of related experience.
Responsibilities:
- Oversees marketing initiatives and advertising/leasing plans.
- Recruits, selects, trains, supervises and counsels management staff.
- Manages the rigorous annual budget preparation process
- Oversees the appropriate capital improvements.
- Coordinates activities with Human Resources.
- Creates and implements action plans for under-performing assets.
- Serves as a member of the Risk Management group and reviews status of liability and property damage claims. Addresses operational policies that impact risk management exposure.
- Identifies and implements consistent ancillary income sources to increase property revenues.
- Serves as a team member in the various processes of acquisitions and new construction, aiding in the marketability and management of assets.
- Monitors expense controls and implements initiatives to achieve or exceed budget
- Oversees, Reviews, and approves capital improvement projects within budget parameters.
- Coordinates with vendors to set up better pricing and contracting terms where appropriate.
- Conducts monthly financial reviews with on-site Property Managers.
- Benchmarks property performance against regional and national averages.
- Coordinates team members, including outside contractors, to complete the due diligence process on third party management opportunities and potential acquisitions.
- Works directly with in-house legal counsel in managing property related litigation.
- Provides budget for new acquisitions and new construction projects
- Oversees policies for property operations.
- Establishes goals and incentive compensation programs for all management staff and ensures that they are implemented consistently.
- Establishes and implements a rigorous monthly forecasting process for each asset.

- High level of strategic planning and understanding of the whole picture
