Position:
BLDG Partners is seeking a Senior Compliance Analyst to join our growing firm dedicated to providing quality affordable housing across the US.
The position will work within the Asset Management department supporting the company's affordable housing portfolio. The Senior Compliance Analyst will be accountable for regulatory compliance per HUD or relevant housing agency requirements as outlined in the responsibilities detailed below.
This individual would thrive in an entrepreneurial culture and be detailed oriented with the ability to prioritize and handle multiple tasks with flexibility. They must also work cooperatively and collaboratively to help build a successful and growing company.
Responsibilities:
HUD
ØPBS8
§Confirm vouchers are submitted to TRACS timely and accurately
§Confirm EIV reports are reviewed and monitored by the management timely
§Monitoring waitlist/EIV binders and reporting for compliance with Federal regulations
§Confirm annual rent increases
§Confirm management updates AFHMP and TSP per HUD guidelines
Audits
ØAgency Audits (LIHTC, MOR, REAC)
§Manage, track, record, and confirm completion of all City, State, and other agency Audits
ØNovogradac Audits
§Manage, track, record, and confirm completion of annual sample audits
§Manage, track, record, and confirm completion of 100% acquisition or as-needed audit
ØAnnual GP/Investor Audits
§Manage, track, record, and confirm completion of all GP audits
Reporting
ØMonthly and Quarterly Reporting
§City and Local funding
§Bond Reporting
ØAnnual Owners Certifications
§Confirm accuracy and completion of AOC for all state agencies
ØWelfare Exemptions
§Manage, track, record, and confirm completion of all Welfare Exemptions
Acquisitions
ØTakeover & Ongoing Compliance Process
§Actively supervise the takeover teams to achieve occupancy goals, file completion, and deadlines
§Concrete understanding of Regulatory Agreements held with Federal, State, and Local requirements
§Update all Asset Management tracking and regulatory spreadsheets
File Review
ØFile Directive
§Educate property management companies and onsite staff on efficient and effective ways to complete files while complying with Federal, State, and Local requirements
§Confirm and Assist with Property Move-ins
§Recerts
ØFile Auditing
§Review and analyze move-in and recertifications to correct deficiencies and determine eligibility
ØCalculations
§Confidently confirm calculations in certifications to guarantee qualification
Income/Rent/UA
ØIncome and Rent
§Keep ownership apprised of annual released income and rent limits for all states and programs.
ØWork with AMs on Rent Schedules and ensure correct market rents are in place at all times
ØTrack UA updates
ØTracking monthly HAP requests are at max and submitted timely
Weekly Calls
ØCompliance Calls
§Calls are conducted with management weekly to discuss late recerts and the status of audits.
§Calls to review regulatory process, rent setting, and possible non-compliance.
ØDevelop action plans with Regional Manager for non-compliant properties.

Education/Ongoing training
ØAttend annual continuing education courses to keep up to date on HUD, IRS, and state agency policies, procedures, and guidelines.
ØInform ownership of any updates to these policies and procedures.
Property Visits
ØProperty visits/inspections at the discretion of the VP of Asset Management
Requirements:
- Excellent written and verbal communication skills are required
- Relevant affordable housing industry experience and/or certifications
- Proficiency in Microsoft Office Suite with working knowledge of Smartsheets, Yardi, AIM and/or Realpage
- A collaborative team player with a strong work ethic
- Position is Hybrid or Remote depending on candidate’s circumstances and experience
- Ability to discuss critical paths, complex scheduling and related matters with internal and external partners
- Ability to produce complex documents, perform analysis and maintain databases in a detail-oriented fashion
