Overview
Community Access leads the fight against New York City homelessness – as a provider of quality supportive housing since 1974, and through sustained advocacy for more housing. The affordable housing model brings together various populations, including individuals with psychiatric disabilities, low-income families, veterans, and youth aging out of foster care.
The Property Management department acts as the managing agent for buildings that Community Access (CA) developer, owns or controls. The Property Management department is responsible for lease maintenance, rent collection, property financial reports and compliance with government regulations (such as Low-Income Housing Tax Credits, HOME, and Housing Trust Fund).

Essential Job Function:
- Identifying tenants and completing the leasing process for various buildings in the portfolio that become vacant, which includes:
- Completing background checks on all applicants; and
- Providing administrative support to the Director of Property Management and the Assistant Director of Property Management, which includes:
- Issue and maintain building wide memos;
- Maintaining records of housing applications received;
- Mailing monthly rent bills as needed.
- Ensuring that tenants move in within thirty days.
- Maintaining copies of leases and lease records;
- Verifying each tenant’s eligibility for the particular vacant apartment;
- Issue and maintain lease violation letters related to tenants; and
- Provide lease documentation for legal matter related to tenants;
- Conducting interviews according to Housing First and the Fair Housing Act;
- Provide lease information for audits;
- Working with tenants to complete paperwork related to ongoing tenancy, including lease renewals and annual income re-certifications.
- Collecting rents and responding to tenant complaints
- Responding to inquiries about housing;
- Completing paperwork relating to low-income housing tax credits, rental subsidies, maximum rent calculations before signing a lease.

Job Qualification
- Ability to work independently and as part of a team.
- Previous experience in property management or real estate, specifically affordable housing, strongly preferred.
- Bilingual, Spanish-speaking, preferred.
- Strong numerical and analytical problem-solving skills.
- Excellent oral and written communication skills.
- Understanding, appreciation, and commitment to the philosophy and mission of Community Access.
- Excellent organizational skills, time management and planning skills.
- Bachelor's degree in a related field, preferred
- Strong interpersonal skills.
- Initiative and responsibility for follow through.
- Minimum of an associated degree in business, management, HR or accounting
- Ability to maintain confidential information, as related to position.
- Ability to utilize various computer programs, specifically Microsoft Word & Excel, MDS, DocuSign and Yardi.
- Possess a minimum of either LIHTC certification or Occupancy Specialist certification, strongly preferred.
