InSite Property Group is seeking a Development Director that will report to the Vice President of Development. The successful candidate will work to take projects from concept to completion. In addition to participating with team members on acquisition, city/county coordination, site and building design, permitting, design meetings, and construction administration, the Development Director acts as the representative of the owner.
Objective:
The Development Director will be responsible for preparation of site investigation reports, cost at completion reports, project status reports and maintaining project files. The successful candidate will have knowledge of real estate transactions and general contracting methods and will be detail oriented and purpose driven to set and meet deadlines.
Responsibilities of the Development Director:
- Oversees and manages all aspects of the development including design, entitlement/government approvals, project budgets, and financial feasibility
- Coordinates with Acquisitions and Finance on project funding and closings
- Collaborates with various departments throughout the development process to ensure timely completion of all objectives and milestones
- Creates and manages project schedules from concept design through start of construction
- Manages the closeout of the project
- Oversees and reviews general contractors detailed construction budget and schedule
- Performs site evaluations and make recommendations for sites selected by the acquisitions team
- Evaluates and approves general contractor’s monthly requisitions and reviews change order requests for both entitlement and pricing
- Manages regular reports and schedules for projects during construction
- Assists with multiple and complex entitlement processes
- Oversees development manager and development coordinator
- Other projects and duties expected of a development director of the real estate department
- Oversees budget and schedules projects for construction
- Develops feasibility modeling, including capital costs budgeting, pro forma return measurements and valuation methodologies.
- Understands project entitlements and implementation of approval requirements
- Closely monitors general contractor’s QC/QA programs to ensure that execution of the work is in compliance with project quality standards, as well as regulatory and contract requirements
- Reviews monthly updates to ensures coherent sequencing, logic and contractual milestone dates
- Understands business needs of InSite PG and SecureSpace to develop project requirements
Other Functions:
- Must be willing to travel to other company sites as necessary
- Other duties as assigned
- Must be able to work extended hours and weekends as needed
Skill and Experience Required of the Development Director:
- Excellent written and oral communication skills
- A Bachelor’s degree required. Architectural or Engineering highly preferred
- Knowledge to assess and mitigate risks in the transaction, entitlement and development processes
- A minimum of 7-10 years of managerial experience in the development of multiple properties and/or retail chain development experience
- Strong analytical, problem solving, strategic planning, and project management skills
- Ability to work in a fast-paced environment where deadlines are essential
- Experienced in leading teams of consultants
- Ability to handle multiple transactions and projects simultaneously
- Experience leveraging broker communities
- Has exhibited a high degree of self-motivation, integrity and success in past endeavors
- Excellent negotiation skills with the ability to sell your ideas and the rationale behind them
Physical Requirements:
- Must be able to lift up to 15 pounds at times
- Frequent to constant walking and standing on a job site as necessary
- Prolonged periods sitting at a desk and working on a computer
Salary Range:
- $200,000 - $250,000
