Prologis is seeking a Director, Development for our Southern California, Inland Empire markets, one of the most lucrative markets on the globe regarding industrial logistics. This position takes responsibility for managing development activities for land and building developments including site pursuit, land due diligence, entitlement, design and construction of industrial / warehouse facilities (both speculative and build‐to‐suit) for ground-up projects in those markets.
The position requires a high degree of energy, enthusiasm, outgoing personality, technical competence, and professionalism. The position is preferred to reside in our Columbus office and interact daily with Prologis development, deployment, and leasing teams. The position reports to the VP – Development Officer.
Core Responsibilities:
  • Monitor trends in the local construction market including pricing of materials and labor.
  • Lead role in project closeout
  • Ensure customer satisfaction and exceed customer’s expectations on each project.
  • Develop, tender, and manage a variety of sizes of projects ranging from $100,000 to $50,000,000+ in development cost.
  • Effectively communicate prudent information regarding project status to Market Officers and Supervisor
  • Lead project municipal approvals process from acquisition through project permitting
  • Partner with the Investment Officer in evaluating land and building acquisitions and dispositions
  • Hire and manage design professionals and consultants
  • Schedule, budget, and plan development
  • Regulate on-site inspections of progress, safety & quality
  • Research design, construction alternatives, and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.
  • Develop budgets, define risks, and track costs, both hard and soft costs for land, infrastructure, and building construction for both build-to-suit and speculative developments.
  • Coordinate and monitor every facet of the development process in projects that are assigned, including:
    • Partner with the Investment Officer in evaluating land and building acquisitions and dispositions
    • Hire and manage design professionals and consultants
    • Schedule, budget, and plan development
    • Lead project municipal approvals process from acquisition through project permitting
    • Provide conceptual and pre-construction estimating for all aspects of development
    • Manage procurement of project permits and approvals
    • Regulate on-site inspections of progress, safety & quality
    • Lead role in project closeout
    • Effectively communicate prudent information regarding project status to Market Officers and Supervisor
  • Lead a team of consultants and contractors to obtain the regional capital deployment goals and objectives.
  • Provide conceptual and pre-construction estimating for all aspects of development
  • Manage procurement of project permits and approvals
  • Respond to build-to-suit or leasing RFP’s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.

  • Computer proficiency: MS Project, Google Earth, Bluebeam (in addition to normal Microsoft tools). AutoCAD/BIM desirable but not required.
  • Be able to have fun!
  • A professional license (Engineer, Architect, etc.) is desirable but not required
  • Self-motivated and ability to multi-task and prioritize with minimal direction.
  • Minimum of 8 years’ experience in a similar role working in the field of Civil Engineering, Architecture, or Construction Management.
  • Experience on BIM projects is desirable but not required.
  • Project management experience of a general contractor preferred.
  • Excellent written and verbal communication skills.
  • Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural) is desired, but not required.
  • Promote a positive, can-do attitude with a real focus on Customer satisfaction, efficiency, and effectiveness.
  • Large, complex, and diverse project experience required. Program management skills.
  • Ability to collaborate and work in a team to solve problems.
  • Ability to travel up to 20% of the time within markets and for company events.
  • Experience in local industrial development, land municipal approvals, and construction.
Hiring Salary Range of: $138,000.00-$189,000.00. Salary and whole compensation package (bonus target & LTI) to be determined by the candidate’s location, education, experience, knowledge, skills, and abilities, as well as internal equity and alignment with market data.
