Assistant Manager, Landscape ($75, 200.00 - $101, 900.00)

Position Summary:

The Assistant Landscape Manager supports the Landscape Department, and helps ensure the achievement of its goals. Assists the Landscape Team in their daily duties and responsibilities. We serve Operations by managing and maintaining best in class landscapes. As a result we cultivate vibrant workplace communities that support retention and leasing efforts

Job Duties:

• Participates and supports the monthly water allocation program including the recovery of dollars spent on penalties that are the fault of the landscape contractors.
• Supports the Landscape Managers, the Reinvestment and Development teams on landscaping projects and properties for turnover from construction to Operations.
• May be responsible for Irvine, Los Angeles, San Diego, and San Jose office communities. The position may require travel to San Jose and San Diego.
• Works closely with Landscape Managers, Property Managers and Engineering teams on implementing and scheduling landscape related repairs. May assist with developing annual budgets and managing annual contracts.
• Works closely with Senior Landscape Managers and Landscape Managers to ensure the Landscape department meets and exceeds the expectations of the company.
• Supports the Landscape department to make sure all capital and funds are committed and invoiced in a timely manner.
• Works closely with Landscape Managers in exploring innovative ideas and creating best practices in order to meet the changing needs of the department.
• Ensures monthly on site visits and inspections at assigned properties are being performed by the Landscape department and provides feedback to Property Managers, Engineering Team,Internal Partners and contractors/vendors to ensure overall landscape maintenance meets ICOP quality specifications, contract specifications, ensures overall consistency, and quality pursuant to the landscape maintenance and major repair contracts. Horticultural practices should meet or exceed established industry standards and best practices.
• Works closely with the Landscape Managers on strategies to help achieve financial results.
• Supports processes and programs for identifying, qualifying, and utilizing competent new contractors/vendors in a cost effective manner.
• Ensures the overall landscape appearance and maintenance meets ICOP requirements. Immediately reports to Operations Managers any cleanliness, maintenance or vendor issues.
• Supports day-to-day leadership and supervision of the landscape department as well as the supervision of maintenance contractors/vendors at each assigned property.
• Prepares reports as to the condition of the landscape at each assigned office property and develops action plans for correction of deficiencies.

Minimum Qualifications / Other Expectations:

Education & Experience:

• Two years experience in landscape management or similar industry background.
• Strong communication skills, both verbal and written
• Must be willing to travel locally and regionally to conduct business with occasional travel to Northern California, as well as Los Angeles, San Diego and Orange County areas.
• Experience with managing a direct report or a team of direct reports a plus
• 2 or 4 year college degree a plus
• Experience and education in water management and irrigation systems a plus
• Must have a valid driver’s license, dependable vehicle, current proof of auto insurance, safe driving record and be willing to utilize own vehicle for business purposes.
• Experience in contractor and vendor supervision a plus
• Possess a high degree of organization and the ability to prioritize multiple tasks simultaneously.
• Customer service experience or client facing experience
• Must be willing to work flexible hours as needed to support Operations
• Experience and education in tree health care, tree maintenance and tree management a plus
