Assc Dir-Skilled Maintenance & Operations (Onsite)

Direct the operations and maintenance for all Department of Housing buildings, including offices, residence halls, and apartments. Services managed include mechanical, carpentry, electrical, and lock related. Responsible for setting employee goals, assessing performance, providing feedback, and making pay recommendations. This position will interact on a consistent basis with Housing and other Institute management, contractors, and students. This position typically will advise and counsel: Housing and other Institute management, contractors, and students. This position will supervise: all personnel within the Housing Operations & Maintenance organization.

Job Duty 1 -

Lead and manage overall organization; oversee all personnel actions for direct and indirect reports.

Job Duty 2 -

Oversee work center and input/outflow and completion of work.

Job Duty 3 -

Oversee and coordinate with contractors and vendors; oversee capital improvement projects/planning and in-house projects.

Job Duty 4 -

Formulate, develop, and execute operations and maintenance budgets.

Job Duty 5 -

Conduct a weekly Foreman meeting, provide weekly input, and attend a supervisor's meeting.

Job Duty 6 -

Manage O&M quality assurance programs.

Job Duty 7 -

Establish policies and procedures related to coverage schedules and emergency response.

Job Duty 8 -

Manage and coordinate O& M Fleet of vehicles.

Job Duty 9 -

Perform other duties as assigned

Required Experience

Five to seven years of job-related experience

Other Required Qualifications

Ability to multi-task effectively with high expectations for accounting accuracy and the ability to multi-task effectively

Educational Requirements

Bachelor's Degree in Engineering or equivalent combination of education and experience

Salary Range: $90,433-$122,989/yr

Job Grade (Internal Candidates): C12

SKILLS

This job requires managerial and operational knowledge of large-scale building maintenance and automotive fleet management. Skills include general management and leadership, budgeting, strategic and operational planning, customer service, communications, vendor/contractor relations, negotiation, and use of office and specialized computer applications and software systems.
