Job Description
The VP, Property Management will be responsible for the overall execution, operation and profitability of SoLa Impact’s property management department. Primary duties include setting the property management portfolio and individual property performance goals, oversight of property compliance, budgeting, marketing, building an agile team and fostering industry partnerships. The VP is also responsible for improving portfolio performance, understanding key levers for success and ensuring staff collaborates to increase the sustainability of our communities and residents in support of SoLa’s mission.
Requirements
Essential Duties
  • Create and maintain positive relationships with all external partners, government officials and professional organizations related to the Property and Housing industry;
  • Collaborate with the VP of Property Operations to provide property performance reports and develop corrective action plans for under-performing properties;
  • Working alongside the VP, Property Operations, s/he is responsible for the overall operation and profitability of SoLa Impact’s property operations department, which includes property management, collections, maintenance and leasing , and its 1,600 + unit multi-family portfolio;
  • Monitor the operations, maintenance and record keeping of all properties to ensure compliance with Federal/State/Local lender/investor, HUD and Section 8 and related requirements;
  • Develop management plans, monitor monthly financial performance, and establish capital improvement budgets for all properties;
  • Deliver the financial performance and physical maintenance of all properties in SoLa’s portfolio, and meet strategic goals for the management company;
  • Set budget and performance targets for the SoLa portfolio and create annual budgets for individual properties and the Property Management Division;
  • Create and implement an overall marketing strategy for SoLa properties
  • Establish, monitor, and measure strategic goal achievement for the Property Management Division;
  • Create annual performance plans for the Regional Directors and evaluate performance throughout the year. Identify and articulate annual department performance objectives. Maintain oversight of all Property Managers and department staff;
Skills & Abilities
  • Strong organizational skills and the ability to work under pressure and meet deadlines;
  • Knowledge of and experience with Section 8 and HUD development programs and applicable compliance responsibilities;
  • Must possess a strong work ethic, thrive in a fast-paced dynamic work environment, and do it all with a positive and proactive mindset
  • Ability to proactively anticipate obstacles and create solutions;
  • Excellent written and verbal communication skills and the ability to inspire, lead, motivate and manage a large and diverse staff;
  • High self-motivation with demonstrated skill in managing quality affordable housing in an urban environment and remain committed to making every property in the portfolio a safe, attractive and desirable community with healthy financial performance and high levels of resident satisfaction;
  • Strong knowledge of Fair Housing regulations and ability to achieve FHEO Certifications.
  • Computer proficiency in Microsoft Office, Google Suite and Yardi accounting software;
  • Ability to analyze and forecast property financial positions;
  • Excellent interpersonal oral and written communication skills;
  • Exceptional organizational and time management skills;
  • Ability to establish effective working relationships with customers, the public, funders and staff;
