Job Description

Hirewell has been exclusively retained by a prestigious, and fast growing privately held real estate investment and development organization to search for a VP of Development. This position, which can be held in a number of US markets, will be focused on both the full scope of development activities for their expanding Multifamily Portfolio. Specific responsibilities include the planning and execution of strategy, overseeing the analysis function of future acquisitions / developments, capital markets / investor relations and project / construction management. Ideal candidates will have a four year degree in real estate or construction management and have a minimum of 5 years related experience.


Responsibilities:

  • Provide conceptual and pre-construction estimating for all aspects of development
  • Lead role in project closeout
  • Establish site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
  • Regulate on-site inspections of progress, safety & quality
  • Manage any legal issues to ensure that the proper agreements are executed for each company performing services or construction on each development.
  • Research design, construction alternatives, and value engineering opportunities
  • Manage procurement of project permits and approvals
  • Lead project municipal approvals process from acquisition through project permitting
  • Monitor trends in the local construction market including pricing of materials and labor.
  • Interface and develop working relationships with various public agencies
  • Develop, tender and manage bid packages
  • Schedule, budget and plan development
  • Develop budgets, define risks and track costs, both hard and soft costs for land, infrastructure, and building construction.
  • Lead a team of consultants and contractors to develop projects meeting the regional capital deployment goals and objectives.
  • Hire and manage design professionals and consultants
  • Partner with the Investment Officer in evaluating land and developments
  • Plan internal and external resources as required to coordinate and monitor every facet of the development process in projects that are assigned, including:


Qualifications

  • Excellent written and verbal communication skills
  • Computer proficiency: Bluebeam, MS Project, Google Earth, ACAD viewer (in addition to the Microsoft Office suite)
  • Project management experience with an owner’s representative, general contractor or consulting firm.
  • Extensive experience in development, land use approvals, and construction.
  • Minimum of 10 years’ experience with 7 years’ experience in a similar role.
  • Ability to travel up to 10% of the time.
  • Self-motivated and ability to multi-task and prioritize with minimal direction
  • Bachelor of Science in Construction Management, Architecture, or Engineering (Civil or Structural) is desired.
