Job Description

Title: Vice President of Development

Endeavor (www.endeavorCRE.com) is a commercial real estate talent agency providing high touch recruitment services throughout California and major western US cities. Endeavor has engaged with a forward thinking and progressive Real Estate Investment and Property Management company based in South LA; essentially a successful opportunity zone private equity fund. Their specialty is managing properties in urban areas of Los Angeles and making a community impact and with their fourth fund they will deploy over $1 billion in Southern California to build over 3,500 workforce and affordable housing units. They are seeking a Vice President of Development to be responsible for the execution of ground up projects. This role will direct their team through the entire pre-construction process for their assigned projects, monitoring progress and assisting when necessary. This includes the financial analysis, due diligence of potential acquisitions, coordinating with architects and design engineers on building design, securing approvals/permits from city and other government agencies, and ensuring a smooth hand-off to construction project managers for demo and construction.


ESSENTIAL DUTIES & RESPONSIBILITIES

  • Review and approve contracts with architects, consultants, and vendors in consultation with legal team
  • Ensure projects are delivered on schedule and within budgets
  • Lead assigned team of development associates / managers to obtain RTI on a large and growing pipeline of affordable housing and urban mixed-use projects
  • Ensure acquisitions and due diligence of properties is comprehensive and consistent with company standards
  • Coordinate with construction project managers for site demolition and hand-off to construction
  • Determine the scope of development and appropriate entitlement path for new developments
  • Guide and support associates / managers, providing mentorship and coaching to drive performance and foster a culture of continuous improvement
  • Review and approve architectural plans to confirm Sola development standards in conjunction with construction managers
  • Create presentation and reports on project performance for internal and external audiences
  • Provide analysis and recommendations for resolving escalated issues regarding entitlements, permits, covenants, building design, due diligence, contracts, etc.
  • Reporting to the Head of Development, the VP of Development will lead their assigned team to deliver projects full cycle on budget and on schedule
  • Provide recommendations to the Investment Committee on key findings that may affect the return and financial performance of each proposed deal


EDUCATION AND EXPERIENCE:

  • Familiarity with City of Los Angeles multifamily development strongly preferred
  • Construction knowledge or experience required
  • Familiarity with zoning, building codes, plan check, entitlements, and housing covenants required
  • 15+ years of real estate development experience required
  • Bachelor’s Degree in real estate, urban planning, architecture, project management, construction, finance, or related field required; Master’s Degree strongly preferred
  • Full cycle experience and can lead and manage large projects of 100+ units without supervision

  • Requires in-depth knowledge of financial terms and principles; ability to calculate complex figures, forecast and prepare budgets
  • Ability to make effective and persuasive presentations on complex topics to employees, Senior Management team and/or public groups
  • Ability to refine development processes through efficient delegation and management
  • Strong research skills and ability to process new information; ability to dig into technical details (zoning and building code, architectural plans, surveys, title reports, etc.)
  • Exceptional interpersonal, verbal, and written communication skills; excellent follow through
  • Exceptional ability to build relationships with City and County officials and other internal and external stakeholders
  • Highly organized, resourceful, proactive, creative, detail-oriented, and a critical thinker
  • Must be a team player and work well with the Senior Management, vendors, city officials and other daily contacts
  • Ability to collaborate with others and utilize knowledge and resources to identify quality solutions
  • Strong leadership skills with the ability to effectively manage the assigned team
  • Well-developed time management skills with the ability to manage multiple priorities simultaneously
