POSITION SUMMARY

The Director of Operations position is a key leadership position for the Kairoi Residential platform that entails direct oversight of management operations. The position will be responsible for the performance and profitability of the communities located in their respective portfolio. The job requires excellent interpersonal skills and high levels of communication, detailed analytical skills involving operating reports and rent rolls, market and sub-market data, and other financial information, along with assisting in the development of marketing strategies, property-level business plans, and physical property positioning.

JOB DUTIES

• Communicate property objectives and strategies to selected equity partners and management teams.
• Bear responsibility for P/L performance for the portfolio.
• Directly lead a team of Regional Managers and Community Directors in the day-to-day management of real estate properties pursuant to the Kairoi Residential core values.
• Help to create and maintain working relationships with owners, brokers, and principals.
• Represent the Kairoi Residential platform in the highest professional and ethical manner at all times.
• Tour a high volume of our current and potential investment properties (frequent travel required).
• Other duties as assigned
• Manage Third Party Consultants, Lenders, and Equity Partners throughout the closing process.
• Provide analysis and advice as to the direction of markets and sub-markets in the region.

Requirements:

EDUCATION AND EXPERIENCE

• Proven record of providing excellent internal and external customer service.
• CPM, RPA or CSM designation (or in progress).
• Bachelor’s Degree in Business Administration, Finance, Real Estate or equivalent work experience
• 10+ years’ experience in property management with significant marketing or managerial responsibility.
• Lease-up expertise is a mandatory requirement, but the successful candidate must also have experience managing a wide spectrum of property types and situations including workforce housing properties, rehab/renovations and distressed/turnaround properties.
• Excellent oral/written communications skills.
• Must be entrepreneurial and willing to travel as needed to execute investment strategies on the portfolio properties.
• Strong asset management analysis of property performance using Excel required.
