Mission:


The mission of the Director of Operations is to continue the growth of the company infrastructure across a variety of business units. With a focus on property and personnel improvements, the Director of Operations will review and improve operations manuals, learning and development content, capital improvement projects, and position FreeUp Storage to improve company operations.


This person should be prepared to travel throughout the portfolio on occasion.

Main Objectives and Responsibilities:


  • Manage the Learning & Development aspect of the business including content creation and implementation strategies
  • Work with senior management to help develop annual operational and capital expenditure budgets.
  • Defining, implementing, and revising operational policies and guidelines for the organization.
  • Develop new growth directives.
  • Execute and manage the capital improvements process and projects including new acquisitions, existing portfolio, vendor management
  • Manage procurement and resource allocation

Communication - Excellent written and verbal communication skills. Ability to be tactful and articulate even during stressful situations and with a variety of people from all backgrounds.


Business Acumen – General marketing knowledge and ability to ensure brand guidelines. Strong understanding of business revenue goals; ability to read a P&L and manage a budget.


Curiosity – Research and be up to date on the market trends and forecast. Dive deep into company systems and metrics to solve issues and identify new systems and processes.


Initiative – Has a bias for action and is not afraid to be the first to speak up or take a fresh approach to something. Appreciates the trust and autonomy that comes with a macro-managed environment.


Organization – Able to handle a variety of tasks while still practicing good time management and communication to deliver assigned projects or important project milestones on time. Tend to multiple problems at once.


Customer Service – Treats internal and external stakeholders alike as a customer and has a service mindset. Seeks to identify solutions and addresses conflict in a tactful and empathetic way.


Leadership – Gain buy-in from a geographically diverse group. Ability to motivate others and help them succeed. Has a mentorship approach to learning and training development.


Qualifications:


  • *Being fully vaccinated against Covid-19 is a requirement for all Spartan Employees within 30 days of starting employment.

  • Bachelor’s Degree from a 4-year university or college
  • Property Management Experience


Benefits


Compensation and Benefits: $110,000K base pay with potential for profit sharing.
