We are seeking a passionate and driven individual with a visionary approach to join our team as a Commercial Real Estate Professional - Land Acquisition Specialist.You will play a crucial role in sourcing real estate opportunities, conducting market and financial analysis, negotiating with brokers and property owners, managing project proformas, and contributing to the acquisition and sale of commercial real estate properties. While experience in various commercial transactions is important, we primarily focus on land acquisition, making prior experience in this area highly desirable.
Responsibilities (not An Exhaustive List)
Identify on and off-market land and commercial property opportunities using innovative sourcing methods and industry tools such as CoStar, LandVision, and local MLS systems.
Build relationships and negotiate with property owners, brokers, title companies, local governmental agencies, and industry consultants to successfully close real estate transactions.
Maintain an up-to-date knowledge of zoning regulations, land use ordinances, and codes related to land entitlement and development.
Develop accurate land development cost estimates for proforma analysis of potential acquisitions.
Conduct thorough due diligence analysis on prospective land and commercial property acquisitions.
Prepare transactional documentation, including letters of intent, purchase and sale agreements, amendments, and other standard commercial real estate documents.
Exhibit exceptional interpersonal skills to engage with colleagues, clients, brokers, sellers, government entities, and other stakeholders effectively.
Manage project timelines, real estate locations lists, and other project management tasks according to established protocols and plans.
Perform in-depth analysis of real estate opportunities, providing insightful recommendations to the team.
Successfully manage multiple projects simultaneously while maintaining efficiency.
Coordinate escrow and post-closing obligations in a timely and organized manner.
Required Education And Experience
Minimum of 5 years of practical experience in acquisitions, site selection, or real estate development.
Bachelor's Degree from an accredited institution (preferred).
Proficiency in Microsoft Office suite and project management software (preferred).
Extensive experience using CoStar, LandVision, and similar commercial real estate technology products (preferred).
Who You Are
A knowledgeable and skilled professional with expertise in commercial real estate, preferably holding a Texas Real Estate License or the ability to obtain one within 4 months of hire.
Able to multitask and work both independently and collaboratively within a team.
Familiarity with technical and legal aspects of land assessment, infrastructure, site systems, and building performance.
Possess strong conceptual and creative problem-solving skills, with a keen attention to detail.
Proactive in bringing innovative ideas and solutions to a dynamic and fast-paced team.
Understanding of the flow of real estate transactions and ability to identify next steps throughout the process.
Excellent communication skills, both written and verbal, with the ability to provide clear and concise information.
Capable of meeting tight deadlines, prioritizing workload, and managing time efficiently.
Preferred residence within a reasonable distance to a major metropolitan airport in the State of Texas.
