Job Description

Macdonald & Co. is partnering with a vertically integrated Multifamily group, who have a 20+ year track-record in delivering communities across the Central and Mountain West regions, to find them a Development professional who will be the lead for ground-up projects across the Denver, CO area.


The role

The firm boasts a strong pipeline of projects in Denver, CO and seek a talented Multifamily Development professional who will be their Denver market lead.


This individual will be tasked with working on projects soup-to-nuts, initially focusing on executing active projects and, long-term, sourcing new deals for the region.


Responsibilities

  • Work with Construction Management, Asset Management, and Property Management to get the projects to a GMP based on the underwritten business plan. Provide leadership and tracking to ensure the construction punch process is managed effectively through final certificate of occupancy
  • Working closely with the Construction Management team to understand in real-time the validity of construction cost estimates and to constantly explore more cost-effective alternatives that do not sacrifice the required quality of development
  • Interface with the Asset Management and Construction Management teams and to ensure effective preparation of project Development Reports distributed to internal and external capital partners.
  • Work with Asset Management and Property Management to formulate and approve the initial lease-up budget to ensure lease-up pro-forma objectives are met. Represent the firm during the life cycle of the asset to ensure internal and external communication is effective and efficient, including with equity partners and lenders.
  • Understanding of process and related fees to obtain governmental and regulatory approval for the development
  • During predevelopment, managing consultant contracts to ensure payments accurately reflect work completed and reflect same in predevelopment expense budget tracker
  • Lead project-to-project communication strategies for providing regular internal project updates to the Development Team to help ensure Team-wide knowledge, understanding and input for each project based on critical project milestones (i.e. unit mix formation, floor plan reviews, exterior elevations/materials markups, GC pricing analysis, etc.).
  • Driving internal and external teams to keep the project on schedule
  • Creating and managing pro forma-based development budgets for each deal and tracking expenditures versus budget
  • Manage and coordinate with various internal team members to ensure consistent communication and facilitate platform growth
  • Working with Senior Leadership and the execution team to identify the appropriate design team and negotiate design contracts on standard forms
  • Support Partners in evaluating new development opportunities and work to develop your network and skill set to expand value creation capabilities over time
  • Participate in the project capitalization process with other team members
  • Anticipate, manage, and negotiate add service requests from consultants
  • Creating, and regularly updating, schedules to ensure that all steps of the development process are accurately reflected, monitored and executed in accordance with the project schedules
  • Attend OAC meetings during predevelopment and construction while working with Construction Management to ensure project schedule and budget are maintained while effectively managing and communicating the risk potential of cost escalation and change orders through consistent evaluation and negotiation support
