As of the date on which this job advertisement is posted, the Company anticipates that the base salary range for this role is $95,000- $115,000, with a 10-15% bonus target (this represents the presently-anticipated low and high end of the Company’s base salary range for this position). Total direct compensation may also include discretionary bonus and/or incentive compensation. Actual base salary range may vary based on various factors, including but not limited to location and experience.

The Senior Analyst will play a vital role in the Financial Planning & Analysis team by performing various analytical duties associated with operating a large portfolio of affordable housing properties. The duties revolve around analyzing operational and financial data to support asset managers in improving performance as well as performing the duties described below for the benefit of various stakeholders including various April Housing departments, executive leadership and Blackstone .

What you will do:
- Develop and maintain complex financial models and reports to provide visibility into financial performance.
- Work with IT and other stakeholders to automate manual reporting and create interactive business intelligence tools and dashboards.
- Complete “deep-dive” property assessment reports for at-risk assets not meeting budget and/or operational expectations.
- Prepare monthly, quarterly, and ad hoc financial reports for executive leadership and Blackstone, including presenting financial data and analysis clearly and concisely.
- Utilize third-party data to monitor and analyze market and industry trends. Data sources will include the RealPage suite of products (YieldStar, Performance Analytics, Investment Analytics, Axiometrics/MPF), Green Street, Real Capital Analytics, Bureau of Labor Statistics, etc.
- Perform special ad hoc projects on a frequent basis.
- Gather, analyze, and interpret financial and operational data to provide critical insights on trends and variances and identify opportunities to improve performance.
- Execute April’s annual budgeting and forecasting process, including coordinating with asset managers, department heads, operators, and other key stakeholders to gather relevant data and assumptions.
- Assist in preparing the quarterly board book: coordinate and work across departments on high profile deliverable presented to Blackstone senior real estate leadership team at the quarterly board meeting.
What you should have:
- Excellent oral and written communication skills since interaction with personnel at all levels will be required.
- A minimum of three (3) to five (5) years (analyst/sr. analyst level) work experience in the accounting, finance and/or commercial real estate fields.
- Strong analytical skills with a deep knowledge of and mastery of Excel (experience in PowerPoint is a plus). Strong accounting and finance knowledge. Experience with data analytics is a plus.
- Intelligence with a keen focus on details.
- A strong work ethic, the strength to thrive in a dynamic and demanding work environment, and an ability to meet critical deadlines.
- Bachelor’s degree in business, finance, or accounting.
