Overview
- Ensure the Operations team is constantly striving to improve property operations, curb appeal, with additional focus on increasing revenues, strategically decreasing expenses, and building relationships with tenants, vendors, and brokers.
- Provides leadership input for Michaels to innovate property operations to maximize revenue streams, and other technologies to be able to scale key effective new initiatives quickly into productivity.
- Communicate effectively and with appropriate detail to Executive management regarding the status of the operating strategy and results for each market.
- Oversee major contract work, prepare CAP X and operating budgets and manage results with assistance of Regional Facility Director.
- Ensure regulatory and local law compliance and develop strategies to prevent and promptly resolve all violations.
- Build, train, and develop opportunities for growth for the property management leaders & team members.
- Ensure individual properties meet targeted results and expectations regarding financial matters; as well as occupancy, safety, appearance and inspection standards.
- Partner with the asset management teams to establish and drive execution of a robust strategic plan for each asset. Prepare financial updates/variances as required for Executive Management.
- Other responsibilities as assigned
- Establish written objectives/strategies with individual property managers and the Property Management senior team with manuals outlining expectations and responsibilities for each position.
- Provide direction toward the achievement of Michaels strategy and its annual goals and objectives.
- Stay informed of economic and demographic conditions in each property market
- 10+ years of experience in multi-family community operations or management, preferably with experience in Military, Student, Market rate, and/or Affordable.
- Bachelor's degree in Business, Real Estate, or a related field preferred
- Industry Designations (CAM, ARM, CPM, etc.) preferred
- Exceptional written and verbal communication skills
- Ability to multitask and maintain flexibility and creativity in a variety of situations
- Excellent customer service and interpersonal skills; ability to relate to and get along with others
- Working knowledge of property management software programs
- Ability to analyze and resolve problems
- Ability to maintain confidentiality
- Ability to set and meet goals and consistently meet deadlines
- Track record of building and leading high performing teams
- Strong organizational and time-management skills
- Ability to facilitate presentations or speak in public to large groups of people
- Must have ability to work non-standard hours and perform frequent travel (estimate of 50%) to all assets in the portfolio.2. Requires nighttime and weekend accessibility.
