About the Role:


Reporting to the Regional Director, the Regional Manager is to provide direct management and support to a team of Property Managers. You will manage approximately five-ten Property Managers responsible for managing a portfolio of single-family homes and small multi-family properties throughout Mynd-defined geographic footprints. You will oversee the performance of Property Managers, set proper expectations, provide coaching, recognize high performance, provide out-of-office coverage, and conduct biannual performance reviews. The Regional Manager is responsible for building and maintaining an effective team that follows standard operating procedures, provides exceptional customer service, and retains clients.


Mynd’s unique approach to team property management provides the Regional Manager with a wealth of centralized resources to help them execute all management phases for their portfolio. Between these resources and their area staff, the successful Regional Manager must know how to efficiently and effectively lead a team of people while consistently solving the myriad of escalations that arise during day-to-day operations.

Location: This position requires travel 10% of the time and the candidate must be located in the central Texas area.


Responsibilities:


  • Identify and Present SOP changes as needed
  • Manage 5-10 Property Managers as direct reports
  • Host weekly 1:1s with Property Managers
  • Hire, Train and retain Property Managers within designated region
  • Attend bi-annual market-specific volunteer events for local Mynders,
  • Suggest corrective action to include written warnings, LLPs, and termination
  • Provide vacation coverage as necessary
  • Approve report submissions for direct reports
  • Determine PM bonus eligibility
  • Approve time off requests
  • Review quarterly NPS feedback and provide coaching as necessary
  • Monitor Property Manager capacity for new unit onboards
  • Coach Property Managers on SOP and SLA compliance
  • Provide coaching and knowledge base to local regional Property Managers
  • Monitor weekly owner updates for SLA compliance
  • Approve all credit and corporate funding requests up to $2,000
  • Review CSAT, churn, NPS, and other core metrics
  • Routinely conduct in-field inspections and walks properties as necessary
  • Drive performance to achieve quarterly goals
  • Maintain local regional knowledge and implements policy/operational changes as necessary
  • Review and confirm all offboards
  • Coach Property Managers on best practices for de-escalating upset owners
  • Identify and take on investor service issues
  • Drive team adoption of (and compliance with) new Mynd products and policies
  • Conduct biannual reviews


Qualifications:


  • Comfortable preparing and presenting information for a variety of audiences
  • Comfortable with fast-paced growth, ambiguity, and change
  • Excellent communication skills both written and verbal communications
  • Passion for people leadership. You must have experience assessing, training, and motivating a team.
  • Strong customer service skills with a focus on developing and cultivating relationships with new and existing clients (owners, investors, residents, vendors, and more)
  • Must have an active Real Estate License
  • 5+ years experience as a Property Manager of single-family homes
  • Bachelors degree in Real Estate, Property Management, Business or related field, or equivalent combination of education and experience required
  • Experience coaching, mentoring, and giving performance feedback to your team.
  • Tech-savvy and familiar with industry property management software (Yardi, MRI, AppFolio, Onesite, and/or Propertyware), Google Applications, Microsoft Office Applications, and Mobile Applications

Travel required:


  • Travel is required for training + offsite
  • Valid driver's license and a reliable source of transportation
  • Must be able to travel within the assigned area a minimum of 10% of the time


Compensation:


$76,500 - $91,500 annually. The compensation range may be adjusted based on experience and location. Additionally, this position is eligible for a bonus based upon achievement of performance objectives.
