Real Estate and Facilities (RE&F), a division of the Corporate Services department, was established in June 2015. Since then, RE&F has grown alongside our organization, managing a vast global footprint. Our meticulous management model encompasses the entire real estate lifecycle, from space planning and transaction management to project management, facilities management, and office EHS. As the Assistant Manager of Transactions & Leasing, you will play a crucial role in supporting the end-to-end leasing and transaction management process. Working closely with the Global Real Estate Team, you will coordinate activities with various stakeholders, including Design & Build, Facility Management, internal partnering teams, to ensure the smooth delivery of real estate projects.
Responsibilities:
- Assist in formulating the real estate transaction & leasing strategy, aligning with the future needs of the Americas portfolio. This includes supporting day-to-day management, expansion, consolidation, remote work transitions, and return to office plans in collaboration with other teams.
- Provide support in conducting strategic analysis, reporting, and forecasting for the real estate portfolio, considering capacity assessment, space planning, and capital requirements. Contribute to creating business cases for workplace needs, including lease obligations and build-out capital requirements.
- Manage different stages of real estate activities, from understanding business requirements, developing site selection criteria, conducting market studies and tours, analyzing capital requirements, preparing business cases, to coordinating approval processes etc.
- Develop and maintain programs, processes, dashboards, and key performance indicators (KPIs) to optimize the real estate portfolio's contribution to business performance.
- Assist in overseeing regional properties to ensure compliance with local, state, and federal regulations. Support in negotiating contracts and lease terms with third parties, while ensuring timely reporting and rent payments.
- Prepare executive summaries and communications for senior leadership, outlining the state of the real estate portfolio and future plans by locations.
- Support the management of portfolio operating costs and capital expenditures within the allocated budget, seeking opportunities for cost optimization and efficiency improvement.
Requirement:
- Demonstrated experience in corporate real estate management and commercial transaction roles, preferably in a large corporation.
- Familiarity with negotiating real estate agreements of significant value across the North/South/Latin Americas Region.
- Prior experience in overseeing tenant improvement projects and knowledge of construction practices is a plus.
- Proficiency in negotiations, written and verbal communication, financial modeling, budgeting, and management.
- Strong financial and analytical skills are required.
- Adaptability and the ability to thrive in a fast-paced, dynamic, and matrixed organization with a flat structure.
- Excellent interpersonal skills to influence stakeholders, build strong relationships, and manage differing viewpoints and priorities effectively.
- Willingness to travel domestically and internationally, accounting for approximately 30-40% of the time.
