This job contributes to Starbucks success by collaborating with Store Development Managers within a region while leading the existing store portfolio renewal workload; developing/executing existing store strategy and leading the lease negotiations for renewals, terminations, and non-renewal amendments to maximize the profitability of the portfolio.
As a real estate manager, Existing Store Portfolio you will…
- Manages existing store portfolio of 1200-1700 locations.
- Collects data, coordinates existing stores market planning process, strategy, and works closely with Real Estate Support Services to execute all aspects of anticipated renewals, non-renewal agreements, remodels, requested relocations/expansions or potential closures.
- Conducts ad-hoc portfolio analysis and due diligence; compiles integrated market strategy report.
- Point of escalation working with internal stakeholders for resolution of existing store issues and/or represent the company on local jurisdictional issues
- Serves as a liaison to regional Real Estate partners works directly with cross-functional stakeholders including Legal, Market Planning, Store Development Finance, Lease Portfolio Management, Financial Lease Administration, Capital Lease Accounting, Licensed Stores and Operations teams.
- Develops comprehensive strategic plan in partnership with regional Real Estate decision-makers and Market Planning to optimize the existing store portfolio and communicate to internal stakeholders.
We’d love to hear from people with:
- 3-5 years of portfolio management experience
- 3-5 years of project management experience within chain store, retail or commercial brokerage
- 3-5 years of experience with retail or restaurant new store rollout
- 3-5 years of financial planning and market analysis experience
- 3-5 years of experience with real estate deal-making and negotiations
