JOB FUNCTION:

The Facilities Project Manager (FPM) is responsible for providing office and real estate solutions to support client’s business line (BL) and corporate activities.Reporting to the Vice President Project Management the FPM is a member of a comprehensive corporate real estate team, this position is responsible for corporate real estate requirements for assigned portfolios.The real estate portfolio includes over 200 buildings in 17 states and Argentina consisting of commercial office space, owned property, mid-rise and high-rise offices, residential leases, and industrial space. The FPM leads project execution and provides input into post construction review and handover activities with BL and other Facilities groups.In addition, the FPM owns the construction safety, bidding, contract administration and construction processes, and endorsement process.

MAJOR RESPONSIBILITIES INCLUDE:

  • Oversee a wide variety of real estate transactions including property purchases and sales, leases, subleases, renewals, extensions, amendments, relocations, consolidations, and other property dispositions.Negotiate appropriate terms and conditions consistent with client’s strong covenants, preferred contract terms and risk management profile, and understanding and utilizing client’s financial position to achieve acceptable terms and conditions.
  • Meeting all project related financial controls as required by client’s guidelines
  • Site safety compliance with Client and Facilities requirements during construction activities
  • The FPM oversees project design process in accordance with the Facilities space standards and design guidelines.The FPM manages the build-out of tenant improvement projects including defining and documenting landlord/tenant work letters.
  • Communicate and report transaction and/or project activity progress to client, local operations, and senior management as required.
  • Develop for BL line project scope, present for reviews and approval comprehensive real estate plans and recommendations for new leases, lease terminations, acquisitions, divestitures, and execute approved projects utilizing real estate consulting services.Coordinate, review and approve detailed due diligence studies.
  • Trusted real estate advisor to client’s executives for assigned portfolio.Develop key relationships and regularly collaborate with the client to gain a solid understanding of local operations, facilities, and emerging real estate needs.Manage client expectations and deliverables to align with overall corporate business objectives.
  • The FPM manages all key construction project elements including safety, controls, development, scope, schedule, budget and communications and supports Real Estate functions with alternative analysis, costing and field implementation.Project assignments are located in a large geographical area and range in size from office additions to major building construction. The FPM leads project execution and provides input into post construction review and handover activities with client and other Facilities groups.
  • Manage key relationships and agreements with Facilities Building Operations, Security, IT Infrastructure, consulting brokers, design firms, project managers, and other consulting real estate services providers.
  • Position requires travel to assigned client and project locations.

DESIREAD KNOWLEDGE, QUALIFICATIONS, SKILLS, AND EXPERIENCE:

  • Analytical, negotiating, and planning skills
  • Must be able to work independently, develop and manage comprehensive project schedules, manage consulting resources, and keep team members and stakeholders informed of progress or challenges
  • Commercial office and/or light industrial real estate leasing or purchases/sales, building operations and maintenance, construction experience desired.
  • Committed to customer service and relationship management skills to efficiently respond to inquiries and resolve conflictsor problems that might arise
  • Accurate, detailed-oriented and must be able to manage multiple projects, tasks, and team requests within deadlines and schedules
  • Exercise judgment to understand when to engage consulting resources, key stakeholders, or additional direction or support
  • Demonstrated ability to develop successful working relationships with emphasis on collaboration in an integrated project team environment
  • Demonstrated leadership skills with the ability to gain consensus with multiple stakeholder groups
  • Innovative and creative approach to problem solving and proactively mitigate risk
  • Strong written and verbal communications skills to include MS Word, Excel, and PowerPoint
  • Bachelor’s degree preferred.(Real Estate, Business, or Finance).Possess or willing to obtain real estate designation (BOMA RPA, CCIM, IFMA CFM, CoreNet MCR or SLCR or PMP)
