Real Estate Market Planning Analyst

:

• Assist Market Planning Manager on targeted marketplace analysis including, assessment of key site criteria metrics related to trade areas and site characteristics and the development of predictive tools such as analog and regression models (demographics, visibility, accessibility, competition, population growth trends, sales potential, etc.)

• Contribute to creation and maintenance of long-term real estate plan of offset, relocations, reinvestment, and new opportunities

• Work with franchisee brokers to align them on Pizza Hut site requirements.

• Coordinate preparation and presentation of new restaurant (company and franchise) site proposals for senior management review and approval including new restaurant CAPEX and SAR approval processes

• Help create data and spatial driven reporting of overall US and DMA level growth opportunities

• Provide updated & relevant GIS information to company and franchisees to verify trade area and site selection viability ensuring all site pro-forma key metrics are met

• Fulfill ad hoc requests, reporting, and field planning efforts

• Contribute to continued real estate tool development and modernization

• Act as a subject matter professional and training resource on all real estate tools

• Assist with delivery and customer trade area mapping

• Process all incoming closure requests for evaluation

• Coordinate closure process across system including service tickets and maintain the closure Predictive Model

Education:

• B.S. in Geography, Geographic Information Systems, Urban Planning, Finance, Economics, Statistics or directly related discipline with 2-5 years of experience

FACTORS OF SUCCESS NECESSARY:

Required:

• Intermediate to advanced experience using industry leading software such as Microsoft Office, GIS, Tableau, Power BI, Knime, or Alteryx

• Strong analytical skills with the ability to translate data into actionable insights

• Strong attention to detail while multi-tasking in a fast-paced, agile environment

• Hybrid work environment with 2-3 days in-office required

• Minimal travel (up to 10%) may be required depending on business needs

Preferred:

• 2-5 years of professional experience

• Spatial or Real Estate experience

• Strong understanding of demographics, psychographics, model development and comfortability with large data sets

• Excellent communication skills with experience turning complex data into storytelling for non-technical audiences

• Demonstrates creative problem solving
