PROVISIONAL RESIDENTIAL INSPECTOR
COMBINATION RESIDENTIAL INSPECTOR
RESIDENTIAL BUILDING INSPECTOR
The purpose of the class is to ensure that residential and commercial building construction complies with applicable building, mechanical, electrical, and plumbing codes; to make responsible decisions on determinations of hazardous or substandard conditions for existing structures; and to perform related technical and administrative work as required. This class works according to some procedures but decides how or when to do things; work is reviewed regularly by supervisor.
- Prepares and maintains inspection reports for each complaint and county ordinances violation, and issues notices of correction.
- Performs routine to moderately complex inspections and enforcements of site development, building, electrical, gas, mechanical, plumbing and fire prevention codes.
- Receives and responds to inquiries, concerns, complaints and requests for assistance regarding areas of responsibility.
- Participates in the inspection of manufactured housing units.
- Prepares a variety of studies, reports and related information for decision-making purposes.
- Performs other related job duties as assigned.
- Investigates and enforces all adopted regulatory codes and ordinances pertaining to building construction, such as mechanical, electrical and plumbing codes.
- Inspects and enforces flood plain regulations
- Checks vehicle and plans inspection route.
- Performs duties in relation to new ordinances and amendments that reflect new codes or requirements.
- Performs daily inspections as assigned making determinations of hazardous or substandard conditions for existing structures and compliance of building codes and ordinances. Reviews any code changes with appropriate parties.
- Follows-up on buildings without permits, unsafe structures or other outstanding issues.
- Posts sewer notices
- Attends training, conferences, and meetings, to enhance job knowledge and skills and maintain certifications.
- Performs general administrative/clerical work as required, including preparing reports and correspondence, entering and retrieving computer data, copying and filing documents, attending and conducting meetings, etc.
Education and Experience:
Associate degree in construction, business or a closely related field preferred but not required.
High School diploma or GED required.
Requires at least one (1) year of related work experience.
Special Qualifications:
Must possess a valid state driver’s license.
SC Building Inspector License or ability to obtain certification within two years.
COMBINATION RESIDENTIAL INSPECTOR
QUALIFICATIONS
Education and Experience:
Associate degree in construction, business or a closely related field preferred but not required.
Requires at least one (1) year of related work experience.
Special Qualifications:
Must possess a valid state driver’s license.
Any combination of two of the four Residential Inspector Certifications (Building, Electrical, Plumbing, or Mechanical) through the SC LLR.

RESIDENTIAL BUILDING INSPECTOR
Education and Experience:
Associate’s degree in construction, business, or a closely related field preferred but not required.
Requires at least one (1) year of related work experience.
Special Qualifications:
Must possess a valid state driver’s license.
Must possess all four Residential Inspector Certifications (Building, Electrical, Plumbing, and Mechanical) through the SC LLR.
