Job Details

The Director of Project Design & Planning will lead the planning process of all Special Projects to ensure that the necessary preparation is complete and thoroughly reviewed with the Project Manager assigned and the Subscriber directly.

Essential Duties And Responsibilities

Leadership

Lead Special Projects planning process to ensure proper collaboration and readiness to start a job.

Provide guidance and support to all Special Projects staff.

Working with Subscribers (Clients)

Lead introductions to architects and designers with Subscribers.

Present estimates to homeowners.

Provide project scaling options based on price, quality, timeliness, and depth of scope.

Close project sales.

Perform routine check-ins on active projects for Subscriber advocacy, provide internal feedback to Project Managers.

Review satisfaction surveys for opportunities for Subscriber experience improvement.

Project Design

Facilitate design and architecture process.

Manage external Design Teams and engineers.

Coordinate walkthroughs on properties for Design Team.

Facilitate design review meetings, involving subcontractors as necessary.

Provide value engineering solutions to Subscriber.

Facilitate engineering processes, including geotechnical, structural, civil, topographic, etc.

Manage project engineering and development process, draft scope of work and exclusions.

Assist construction teams with as-built documentation.

Estimating

Lead estimating and bid procurement process.

Collaborate with Projects staff on scope development, pricing, RFPs and bid scaling.

Present proposals and estimates to homeowners, provide options to scale project up or down.

Special Projects Team

Participate in project team planning, strategy development, process development and implementation, and

department development.

Interview and hire new staff based on project demand.

Cross-Department Collaboration

Liaison with HPS Director of Subscriber Services, Maintenance Manager and Repair Manager.

Generate special project leads.
