About The Position


The Project Manager IV (Facilities and Building Construction) will be responsible for leading and providing oversight of a building construction or series of construction projects throughout project lifecycle from planning to delivery. The incumbent will be responsible for the facilitation, schedule, budget, contracts, and implementation oversight and related deliverables for all aspects of medium to large-scale construction projects including but not limited to the scope, schedule, resources, costs, quality, and change with minimal supervision. The incumbent will serve as a subject matter expert and lead the delivery of complex and multifaceted construction projects running simultaneously that involve a high level of coordination with key stakeholders, architects, designers, contractors, engineers, inspectors and subcontractors.


Duties & Responsibilities


  • Creates detailed project plans that include scope, objectives, resources, costs, risks and relevant stakeholders.
  • Serves as a subject matter expert and provides oversight and support to ensure effective communication, development, and implementation of projects in a cross-functional capacity.
  • Manages relationships with all stakeholders and ensures collaboration on the project.
  • Participates in a mission-driven culture of high-quality performance, with a member focus on customer service, consistency, dignity and accountability.
  • Manages changes to project scope impacting schedule and costs using appropriate negotiation skills and escalation when necessary.
  • Assists the team in carrying out department responsibilities and collaborates with others to support short- and long-term goals/priorities for the department.
  • Ensures adherence to all health and safety standards and reports issues.
  • Creates and maintains comprehensive project documentation such as status reports, risks, actions, issues, decision logs and provides timely responses to project inquiries.
  • Manages multiple major projects simultaneously.
  • Completes other projects and duties as assigned.
  • Negotiates and writes contracts for architects, design consultants and contractors.
  • Obtains permits and licenses from appropriate authorities.
  • Ensures that projects are delivered with quality, agreed upon timelines and minimal disruptions due to issues or risks.
  • Measures project performance and work to proactively resolve issues and risks while keeping key project stakeholders informed.
  • Manages and oversees both the construction and technical infrastructure integration components of new or refurbish building projects throughout the lifecycle.
  • Collaborates with building engineers, architects and Information Technology Services infrastructure to determine specifications of the project.


Experience & Education


  • Bachelor’s degree in structural engineering or a related field required.
  • 5 years of experience negotiating and writing contracts for design consultants and contractors in the construction industry required.
  • An equivalent combination of education and experience sufficient to successfully perform the essential duties of the position such as those listed above is also qualifying.
  • 10 years of experience successfully managing complex, multifaceted projects leading and managing design and construction activities for administrative and medical office buildings required.
  • Must have a valid driver’s license and vehicle or other approved means of transportation, an acceptable driving record and current auto insurance will be required for work away from the primary office 40% of the time or more.


Preferred Qualifications


  • Project Management Professional Certification.

  • Physical demands: While performing duties of job, employee may be required to move about the organization and to travel to offsite locations. Employee must be able to sit for extended periods of time, as well as work at the computer for long periods. Employee is required to use hands and fingers, especially for typing on the computer and using the mouse. Must also be able to reach with hands and arms and must occasionally lift office supply boxes or laptop case while traveling, up to 25 pounds. Employee must be able to communicate, particularly for regular phone use, in meetings, face-to-face interaction and while presenting. Occasional travel to off-site locations is required.
  • Work Environment: Typical office environment with minimal to moderate noise levels and controlled office temperatures.
