Custodian Ii (Property Management At Northampton Square)

At the Northampton Square Campus, Albany Street Campus (includes Finland Building and Woods Mullen Emergency Shelter), and other sites as directed, the Custodian II maintains and supervises the maintenance of buildings, properties, grounds, and perimeters of the building(s). Receives and prioritizes all maintenance work orders; executes work orders; follows up on work assignments efficiently until completion. This position is part of Custodian job series and may perform any duties performed by a Custodian I.

General maintenance work performed includes, but is not limited to, the following:

• Supervises other staff as assigned.
• Seasonal landscaping which may include cutting grass, trimming trees, maintaining irrigation system
• Performing basic carpentry which may include repairing and replacing counter tops and benches
• Replacing light switches, receptacles, light fixtures, ballast, and other small electrical components
• Installing doors, install and repair door hardware
• Keeps workshop or utility room clean, orderly and safe.
• Patching parking lot pavement
• Cleaning garage floors with scrubber machine
• Repairing garage components (speed bumps, bike racks, signage, lighting, entrance/exit gates)
• Makes regular inspections of the property and maintenance equipment and notifies superintendent and/or other property personnel of any condition, situation, or problems.
• Removing trash, basic cleaning, and painting
• Performing minor plumbing which may include snaking clogged drains and the repair and replacement of faucets, toilets, sinks, sink drains, shower heads, shower valve components, and basic copper and PVC line connections
• Snow removal, which may include shoveling, inspecting and operating snow removal equipment, and installing and removing plow and sander.
• Installing drywall and flooring
• Be able to share the on-call responsibilities; respond on timely matter the after-hours emergencies
• Informs superintendent of items for re-order and assists superintendent with inventory control.
• Maintains equipment, tools, and supplies in order and classified to ease inventory procedures.
• Performs other duties as required.
